Likewise, booking guests will need to complete simple guest verification process from our trusted partner, Truvi, in order to provide a damage protection policy at no cost to the guest. Failure to complete both of these booking steps will result in a reservation cancelation.
HOUSE RULES
We kindly ask that this residence be left in the same condition as you see it upon arrival. By signing this Renter Agreement, you agree to and acknowledge reading the following:
1. We do not host groups who are all 21 years of age or younger. If everyone in your group is 21 years of age or younger, then please do not place a reservation. It will be cancelled and subject to our cancellation policy.
2. Local residents are not allowed to place a booking without pre-approval from us. This is to prevent locals from using our residence as a party house.
3. Please note that we only release door codes to the person who booked the reservation and every guest must provide a valid, government issued photo ID. No 3rd party bookings; the person who booked the reservation must be one of the guests staying for the duration of the booking.
4. All guests must be accounted for in the reservation. This means all guests entering the residence/building at any point in time counts as a guest. In other words, the definition of a guest is not limited to only those people planning on sleeping inside the unit, but to all guests planning to be inside the unit at any given time. For example, if 6 people are going to “hang out” inside the unit, but only 2 people plan on sleeping over, then the guest count selecting during the booking should be “6” not “2.” Any extra guests not disclosed before arrival will lead to an immediate termination of the reservation non-refundable, require that all guests vacate the premises immediately, incur a $100 penalty/unauthorized guest/per night charge, and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
5. No parties/events. We have relationships with our neighbors, and we respect their rights as homeowners. Therefore, we will know if parties are being held. If this rule is not followed, then your reservation will be terminated as non-refundable, require that all guests vacate the premises immediately, and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
6. Not for commercial use or special occasions without pre-approval (weddings, bachelor parties, birthdays, commercials, bridal showers, photoshoots, etc.). We will consider your request if you notify us in advance. Failure to inform us in advance will lead to non-refundable termination of your reservation, require that all guests vacate the premises immediately, and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
7. This is a smoke-free/drug free environment. If any smoking/drugs are detected either within the home or outside on the property, then we will immediately terminate the reservation as non-refundable, require that all guests vacate the premises immediately, and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
8. Pets (dogs preferred due to owners’ allergies to cats) are allowed in this rental unit for an additional fee, but please do not allow your pets to be on the beds or furniture. Guests are responsible for cleaning up all pet waste and disposing of it in a clean and sanitary manner. Guests will be responsible for paying for any and all damages caused by their pet(s).
9. No excessive noise or loud music. Quiet hours start at 9:00pm. If any noise complaints are reported by neighbors, we will notify you immediately and remind you of the quiet hour start time. Any second noise complaint after you’ve been reminded will result in your reservation will being terminated, all guests will be required to vacate the property, and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
10. Please ensure to check-out on-time in order to avoid a $50 late check-out fee. We need to have our cleaners clean the unit on-time for the next guest to check-in. If you require an earlier check-in or a later check-out please request it in advance and we will do our best to accommodate you. Unless otherwise discussed, any guest who is still in the residence/building after 1pm will be charged for an extra night. This does not apply if we have approved a late check-out in advance.
11. Guests are assured that the space will be in clean and working condition. No compensation or refund will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host.
12. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
13. Bug and wildlife: this home is located in a suburban environment that is shared with filled with wildlife, including the creepy crawly kind. Depending on the time of the year and weather conditions, Guests may encounter mosquitoes, bees, gnats, moths, ants, spiders, beetles, roaches, ladybugs, stinkbugs, and other wildlife around the property. While we do utilize regular pest control services, we are unable to offer any guarantee against or refunds for the occasional critter that may make it inside. We do our best to prevent infestations and guests can help by keeping doors closed and disposing of trash and storing food in a responsible manner. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via your booking platform’s Direct Message (DM) system immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on the property. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or privately owned properties, and cannot be held liable for their maintenance of same.
If guests leave the home in a condition that requires a deep cleaning, an extra $250 added cleaning fee will be required and charged. Any non-compliance with the House Rules could result in extra charges of $100+ or cancelation of the booking and the need for all guests to immediately vacate the property, at the Host's discretion.
