The house is fully available to guests. There are a few locked closets.

Other things to note

Quiet Hours: Quiet hours begin at 10 PM per St. Johns County ordinance. No outdoor noise after 10 PM.

No Smoking: Smoking is not permitted on the property.

🐶 Dogs Welcome: Up to 2 dogs are allowed. A $175 pet fee applies per stay and is charged separately after booking. Please provide pet information when booking.

Pet Safety: Please do not leave dogs unattended for long periods. Dogs must follow local beach leash laws.

Service Animals: Certified service animals are welcome with no pet fee. Please let us know in advance as a courtesy.

Pool Heat: Optional pool heating is available October 15–May 15 for $50/day, charged separately after booking. Heating is weather-dependent and works best above 55°F. If the heater does not work during your stay, the pool-heating fee will be refunded.

*There is a $500 security hold that is released upon check out.
We understand accidents happen and kindly ask that you please notify us if an item breaks, doesn`t work, or is soiled as soon as it happens. We want to ensure we can replace item(s) as soon as possible for you or the next guest. If items are missing or broken, the guest is responsible for the charge for any item(s).

The pool can be heated for an additional $50/day, available October 15th through May 15th. Please let us know if you would like us to set that up for you! If the heater has any issues or does not work during your stay, this fee will be refunded. No other part of the booking cost will be refunded. Thank you for your understanding!

Our pool’s heat pump system operates effectively when outdoor temperatures are above 55°F. However, when temperatures drop below this threshold, the system becomes less efficient. At night, when temperatures fall closer to or below 40°F, the heater may shut down entirely due to excessive icing, as it must frequently defrost. During this process, the open surface of the pool loses heat faster than the system can replace it.
We appreciate your patience and understanding during unusually cold weather.

No Smoking in the property.

Pet Policy - We are happy to host your dogs! 1-2 dogs are allowed, please reach out with any questions. We ask that you do not leave your dogs alone at the house for long periods of time, distressed animals can cause damage or excessive barking can upset neighbors. The beach is dog friendly, there are leash laws. Please tell us about your dog(s). We love to hear about them!

Pet Fee - A pet fee will be charged, $175 for 1- 2 dogs, for the stay. Please let us know when booking your pet information. There is no pet fee for certified service animals, we do ask as a courtesy to let us know if you will be bringing a service animal during your stay. (Unless owner has different fee, always check with owner)

There will be a $200 fee for any late checkout that is not approved.
