- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The cameras are all around the front side of the home.
- The indoor fireplace & piano are not for use.
- The pool is not enclosed by a fence and is heated to 80 degrees. The temperature cannot be adjusted.
-This home is not suitable for children ages 0–3. Guests who choose to bring children do so at their own sole risk and responsibility. All guests over the age of 3, adults included, must be able to swim confidently. The property includes a pool, and the owners and management company are not responsible or liable for any injuries, accidents, or incidents resulting from failure to follow these safety requirements.
If your party includes children under 3 years old or individuals who are not capable swimmers, we encourage you to reconsider booking this home.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
