The Space:
This inviting home features a master king suite with an attached bath, offering a private and relaxing retreat. The second and third bedrooms each come with two twin beds that can be easily converted into king beds upon request, making it perfect for families or friends.

The updated, fully stocked kitchen is ideal for preparing meals, while the indoor and outdoor dining areas both seat six, creating the perfect space for shared meals and conversation. The comfortable living area is great for unwinding, and the back and front patios provide additional space for relaxation and enjoying the surroundings.

The home also includes a garage with a washer and dryer, making it convenient for longer stays. The expansive and private backyard is perfect for outdoor activities, offering both privacy and space to enjoy Sedona's natural beauty.

Guest Access:
Guests have sole access to the indoor and outdoor spaces. Guests will be able to enter the property via keypad after 4pm on the day of arrival.

The Neighborhood:
Private and quiet neighborhood with amazing views. Near everything you might need, yet far enough way to enjoy quiet relaxation.

Getting Around:
It's best to rent a car in Sedona.
Also, please use the local Free, Sedona Shuttle, for trailhead transportation.

Other Things to Note:
Javelinas are sometimes in the yard.
Also, when taking trash out, please use bungie cords to keep it closed!

Due to the recent wildfires, out insurance company now longer allows us to have any indoor or outdoor fires. No exceptions. Thank you for understanding!

House Rules:

Check in is 4 p.m.
Check out is 10 a.m.
No exceptions.

We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:

-Abide by our rental terms and conditions.
-Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
-That we collect a non-refundable damage waiver of $35, paid via TRUVI.
-The waiver will cover you for any accidental damage during your stay.

No Pets!

Pack N Play and Highchair available upon request.

We do not accept mail at this address.

No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.

No Mountain Bikes or muddy shoes are allowed inside the house.

Local Quiet Hours are 9 p.m. - 9 a.m. The neighbors may call the police if this is violated.

Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.

NO FIRES May 1 - October 1. Or any other time the host requests, due to drought or fire ban.

We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.

By law this home may NOT be used for events, parties or large gatherings.

We regularly see javelina, deer, skunks and bobcats. Do not approach or feed these animals!

Please do not unplug electronics or move furniture.

Please use your own accounts for Netflix, Prime, etc... Please be sure to log out of those accounts when you check out.
