Welcome to your private Lake Winnipesaukee waterfront escape featuring 200 feet of shoreline, a natural sandy beach, and west facing lake views with sunsets. This lakefront home offers a large grassy lawn and easy walk in water access, ideal for families, swimming, and time on the lake.

Enjoy the private sandy beach, shallow entry water, and open space for gathering and outdoor use. Docking is available for a boat up to 22 feet, providing direct access to Lake Winnipesaukee.

Inside, the home features large windows throughout with lake views and natural light. The main level includes a spacious kitchen with room for multiple people, open to the dining and living area. A wall of windows faces the lake, creating a bright central space for gathering.

A three-season room off the living area provides additional seating space and direct access to an oversized deck with picnic seating and outdoor dining.

The main level includes a king bedroom with lake facing windows, a half bath, laundry room, and an attached bathroom with tub shower combination plus an additional walk-in shower.

Upstairs includes a loft with a twin bed, two additional bedrooms, and a full bathroom. Bedroom two has four twin beds. Bedroom three has one queen and two twin beds.

Window air conditioners are located in all bedrooms, with a portable air unit in the living room.

Outdoor amenities include a gas grill, picnic tables, and a selection of games and books. Three single kayaks and a paddleboard are available for guest use. Use at your own risk. Guests should bring personal life jackets.

Water near shore is shallow. Boats up to 22 feet are permitted. Slow approach is recommended when approaching the dock.
