We have done our best to create a comfortable and welcoming home for your stay at Lake Conroe. Whether you are here for a wedding, a family reunion, or a quiet lakeside escape, alone or with friends, we hope that you create great memories.

HIGHLIGHTS:
• High-quality mattresses, blackout curtains in the primary suite, and fragrance-free linens for sensitive skin.
• With three distinct dining/eating zones (indoor dining, breakfast bar, and screened porch), your group can spread out comfortably.
• Forgot something? We try to keep emergency supplies (like makeup wipes, toothpaste/toothbrushes) on hand just in case!

ROOM ACCOMMODATIONS:
- Downstairs Bedroom: King-size bed, blackout curtains, sliding door to covered patio.
- Upstairs Bedroom: Queen bed + Twin with trundle (2 twins total).
- Bunk Room: Bunkbed + two twin beds. (The two twins can be converted into a King bed if requested at booking).

THE KITCHEN (The Heart of the Home): Guests constantly tell us this is the best-stocked rental they’ve ever seen.
• Coffee Bar: Keurig, Espresso maker, French Press, Grinder, & Electric Kettle.
• Fun Zone: Popcorn maker (kernels provided!), Fondue/Chocolate warmer, Waffle Maker.
• Chef’s Tools: InstantPot, Air Fryer, Ninja Blender, Crockpot (single & 3-in-1), Food Processor, Breadmaker, Spiralizer, Scale, and George Foreman Grill.

BATHROOMS:
• Main: Two sinks with separate countertops (great for getting ready!), separate toilet room.
• Upstairs: Roomy with shower/tub combo and separate toilet room.
• Downstairs: Half bath near the common area.

LEISURE & OUTDOORS:
• Screened Patio: Infrared electric grill, chandelier lighting, string lights, and fans.
• Community: Short walk to the marina for views/fishing. Playground located behind the house.
• Game Room: Pool table, dart boards, corn hole, and mini-putt golf.

WORK & CLEANING:
• Dedicated desk space with monitor and keyboard connections.
• We use fragrance-free laundering soaps. Washer/Dryer & laundry soap available for your use in our utility room.
• Hygiene Promise: All sofa cushion covers and throws are washed between every guest.
Guest access
HOUSE AREAS: The front door is your main entrance, and you will be provided with an entry code for your stay.

PARKING (Strictly Enforced by POA):
• Driveway Only: Overnight parking is restricted to the driveway. We officially list space for 2 cars. (While some guests have managed to fit 3 smaller vehicles, please plan for a maximum of 2 to be safe).
• Street Parking: Guests may park on the street during the day (please do not block mailboxes), but no street parking is allowed overnight.
• Daytime Overflow: Expecting company? We have maps available for an overflow parking area across the street, perfect for your daytime guests.

GAME ROOM: One garage bay is accessible to guests and converted into our Game Room (pool table, darts, corn hole).

COMMUNITY AMENITIES: We have a list of common areas that provide great views of Lake Conroe from within the community.

This is an Invited Clubs destination. Racquet sports, golf, and the pool are available for an additional fee payable to the country club.

SPECIAL 4+ NIGHT PERK: For stays booked after November 1, 2025: If you book 4+ nights, ask us about getting the country club amenities added to your stay at no additional cost for a family of 5 (2 adults, 3 children). This includes pool, fitness room, and racquet sports access! (Golf requires additional fees).

COMMUNITY RULES:
• Gate Access: We must provide the names of all adult guests to security prior to arrival. Please use the left lane and provide your name/our address upon entry.
• Trailers/Boats: Guests are not allowed to bring trailers of any kind into the community. Residents-only slips mean motorized boats cannot be docked, but you are welcome to bring non-motorized boats (kayaks/canoes).
Other things to note
THE FIREPLACE:
There are lights behind the logs that simulate a glowing fire. Yet, there is no heat output and no accommodation for burning firewood.

COMMUNITY:
Please list all persons over the age of 18 so that their names can be on the guest list at the security entrance.
