Middle Bedroom: Furnished with a king-size 12-inch memory foam mattress, blackout curtains, ceiling fan, and a full-length mirror for getting ready with ease.
Bunk Room: Ideal for families or groups, this room includes a full-over-full bunk bed, a desk/workspace, and a wall-mounted mirror for added functionality.
The middle and bunk rooms share a full bathroom conveniently located across the hallway, featuring an oversized vanity, large mirror, toilet, and a tub/shower combination

This home is located in a quiet, residential neighborhood. We ask that you please respect our neighbors by observing the quiet hours between 10pm- 9am. We stress the importance of keeping our neighborhood quiet & safe for all of our guests & neighbors. We do not authorize any parties or events at this listing.
This home & all of its amenities are either inside of the home itself, or on a private, fully-fenced backyard. Under NO circumstances will our guests be authorized to trespass onto any of our neighbors’ properties.
Other things to note
This property ensures your safety and comfort with Schlage smart locks and Vivint security cameras at the front entrance.

☆☆HEATED POOL & HOT TUB HEATING
Please note that pool and hot tub heating require an additional fee of $30 per day for the entire reservation.
Pool Heating Hours: 9:00 AM - 5:00 PM
Hot Tub Heating Hours: 5:00 PM - 10:00 PM (Hours can be adjusted to a different 5-hour block upon request.)
The pool and hot tub are professionally serviced weekly (typically Mondays) to stay pristine, with a net provided for in-between cleanings. From November to March, the pool is heated to 85°F, and the spa to 98°F. Note: heaters may struggle during rare cold snaps.
If you have any questions or special requests regarding heating schedules, feel free to reach out. We're happy to accommodate whenever possible!

Your safety is our priority. We thoroughly disinfect surfaces and wash linens with detergent and hot water between guests. The home is equipped with smoke/CO detectors and a fire extinguisher. Both adult and child first aid kits are also provided.

The entire property, except for the locked owner closet and cabinets above the washer/dryer, is available for your use.

1. Guest Limit: We welcome up to 9 guests (please let us know if you'd like to bring extra—fees may apply).

2. Events/Parties: We love a good time, but parties and large events are not allowed ($500 fee if broken).

3. Pool: Use at your own risk—please follow all pool rules and supervise minors around water. The host assumes no responsibility for any injuries occurring on the property.

4. Pets: Unfortunately, we can't accommodate pets, but we hope you'll still enjoy your stay! ($100/day fee if broken)

5. Quiet Hours: To keep things peaceful, please observe quiet hours from 10pm–9am. Be kind to our neighbors.
Smoking: Smoking is allowed outside only. Please be sure to dispose of your cigarette butts properly. ($350 fee for violations)

6. Thermostat: Keep the temperature between 69°F and 78°F to help us maintain the A/C system. No candles or open flames, please!

7. Grill: Enjoy grilling with propane only (no charcoal, please). Clean up after use to keep it nice for the next guest! The host will not be responsible for any liabilities, losses, or damages arising from the guests' use of propane equipment. Use at your own risk.

8. Trash: Please bag and sort your trash—keep the outdoor areas tidy.

9. Cleanliness: We ask that you remove shoes upon entry and keep the space neat. If extra cleaning is needed, a fee may apply.

10. Check-Out: Check-out is by 10am, so we have time to prepare for the next guest. If you're running late, there’s a $50 fee for every 30 minutes.

11. Accidents: If anything gets damaged or stained, please let us know so we can address it.

12. Respect the Space: Please avoid noise, unauthorized guests, or actions that may disturb others. Violations could lead to fines (up to $1000) or cancellation of your reservation.
