Feel free to stroll through the beautiful Alberta Legislature grounds in all seasons!

Walk or take public transit, which is conveniently located right outside your door. Explore the local scene with unique shops, friendly cafes, and delicious restaurants all within walking distance on Jasper Ave or the Brewery District.

Grocery stores are located nearby and across the street is the Grant Macewan University, or a quick train ride away to the University of Alberta.

Bike, walk, jog, or segway yourself around the scenic trails spanning hundreds of km`s along the North Saskatchewan River in the beautiful river valley nearby.

Edmonton is easiest to explore by car, though there are several convenient options if you’re travelling without a vehicle.

🚌 BUS/LRT: Edmonton Transit Service (ETS) connects neighbourhoods throughout the city by bus and LRT. Use the ETS Trip Planner for current routes and schedules.

🚗 UBER/LYFT/TAXI: Rideshare and taxi services are readily available throughout Edmonton and are an easy option for getting around without a car.

🚘 PERSONAL VEHICLE: Having your own vehicle is recommended for the most convenient way to explore Edmonton. Most areas offer easy access to major roads and main routes.

🚙 RENTAL CAR: Rental vehicles are widely available throughout the city and at Edmonton International Airport.

🚶‍♀️WALKING or 🚴‍♂️ BIKING: Many neighbourhoods offer nearby parks, trails and pathways for walking or cycling. Check Edmonton’s Bike Map for route options.

🔐 GUEST PORTAL & PRE-ARRIVAL REQUIREMENTS
‣ This home is professionally managed. After booking is confirmed, the primary guest will receive access to our secure third-party Guest Portal to complete the required pre-arrival steps. As an eligible software-connected professional host, we use this portal to manage guest verification, rental agreement and damage protection requirements. The following must be completed before arrival to receive property access:

‣ Non-Refundable Damage Waiver OR Refundable Security Deposit

🛡️ Damage Waiver (Non-Refundable): An added peace-of-mind option costing up to $82 depending on stay length. Covers accidental damage up to $700 with no deposit hold. It does not cover parties, smoking, unauthorized pets, rule violations, excessive cleaning, or intentional/negligent damage. Guests remain responsible for these charges.

💳 Refundable Security Deposit: $700 pre-authorization placed approximately 24 hours before check-in and released within 48 hours after checkout if no applicable charges are incurred. A small processing fee of approximately $5 is charged by the payment processor.

‣ Review and sign the Digital Rental Agreement.

➡️ ID VERIFICATION
‣ Complete a quick ID and selfie verification.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ Up to 2 hours of flexibility may be available with at least 24 hours’ notice. Approval is required and a fee may apply.

🧳 LOST OR FORGOTTEN ITEMS
‣ We are not responsible for lost, forgotten or unclaimed items. Items left behind are stored off-site for up to 14 days, after which they may be donated or discarded. On-site pickup is not available. Returns must be coordinated in advance and are subject to applicable administration and shipping costs.

📦 MAIL & PARCELS
‣ There is no guest mailbox access. Please arrange parcels for door delivery or depot pickup. We are not responsible for lost, delayed or mis-delivered mail or packages.

🛠 CLEANING, MAINTENANCE & ACCESS
‣ If anything needs attention during your stay, please report it promptly so we can assess and respond based on urgency. Urgent maintenance may require property access; for non-emergencies, we’ll provide notice whenever possible.

💳 CANCELLATIONS
‣ The cancellation policy shown at the time of booking applies. Travel insurance is recommended for unexpected cancellations or disruptions.

🔈 QUIET HOURS
‣ Please observe quiet hours from 10 PM to 7 AM (city bylaw hours), as we have neighbours to respect. We ask for your respect and cooperation to maintain a peaceful environment. A $500 fee will be charged if there is evidence of any unauthorized events or parties on the property at any time.

🚫 NO PETS
‣ Pets are not permitted in the home. A minimum $250 fee will be charged if there is evidence of any unauthorized pets in the property and may increase to cover additional cleaning or damages.

📞 CHECK-IN & PROFILE REQUIREMENTS:
‣ To ensure smooth communication, all guests must have a complete profile with a valid phone number, verified ID, and email address. The host reserves the right to cancel the reservation if the profile is incomplete or if contact cannot be established with the listed phone number prior to check-in.

🚭 SMOKING, VAPING, & DRUG POLICY
‣ Strictly no smoking, vaping, or illegal substances inside the property. Violations incur a minimum $400 fee, with additional cleaning charges if damage or lingering odours are found.

👥 OCCUPANCY LIMIT:
‣ The maximum number of guests is as stated in the listing details. Unauthorized guests will be asked to leave, and unregistered guests will incur a $40 fee per person per night.

🧹 CLEANING FEES:
‣ Additional cleaning fees may apply if the home is left messy. Please follow the check-out procedures to avoid extra charges.

⏰ LATE CHECK-OUTS:
‣ A $50 fee will apply if you check out more than 30 minutes past the scheduled time without prior notice or approval. An additional $50 will be charged for every subsequent 30 minutes up to 2 hours. Please note that this fee does not extend your stay if another booking is scheduled. If you remain beyond 2 hours, security may be involved and further fees will apply.

🔑 LOST, DAMAGED OR MISSING KEYS/FOBs:
‣ Where applicable to properties using physical keys or access fobs, a $250 fee will apply for any items that are lost, damaged, or not returned after checkout.
