The Space:

Morning light filters into the living area as you ease into the day, coffee in hand, while the rest of the house slowly comes to life. After a day spent exploring nearby attractions, evenings are best enjoyed back home - sharing meals, unwinding by the pool, or gathering for games and conversation under the warm Florida sky.



This entire home is located within the Windsor at Westside resort community in Kissimmee, offering easy access to area attractions while giving you space to relax together. The layout is designed for groups and families, with six bedrooms spread across two floors and plenty of shared spaces to connect or unwind.



Living spaces

The main living area offers comfortable seating and room for everyone to gather after a full day out. A separate game room provides additional entertainment, making it easy for different age groups to enjoy their own activities. Central air conditioning and ceiling fans help keep the home comfortable year-round.



Kitchen and dining

The kitchen is fully equipped for preparing meals at home and opens into dedicated dining areas indoors and outdoors. Whether you’re cooking a full family dinner or keeping things simple between outings, the space supports relaxed, shared meals throughout your stay.



Sleeping arrangements

Downstairs, the primary bedroom features a king bed and an ensuite bathroom, along with a shared half bathroom nearby. Upstairs, five additional bedrooms include a king bedroom, a queen bedroom with an ensuite bathroom, two themed bedrooms with twin beds, and one themed room with a full-over-twin bunk bed. Additional upstairs bathrooms serve the remaining bedrooms. Bed linens and bathroom essentials are provided for your stay.



Outdoor areas

Step outside to enjoy the private pool and hot tub, with optional pool heat available seasonally. The patio includes space to lounge or dine outdoors, along with a BBQ grill for casual meals at home.



Resort access and location

Guests have free access to the resort’s amenities, including a water park, lazy river, clubhouse, fitness center, and community pool. The home is within convenient driving distance of Disney World, Universal Studios, SeaWorld, dining, and shopping, making it easy to balance busy days out with relaxed time back at the house.



Free parking, self check-in with a smart lock, wifi, and a dedicated workspace add convenience for both short and extended stays. Exterior security cameras are located at the front door and sides of the property for safety.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes' walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
