This 4 bedroom house with TWO en-suite master rooms and 3 FULL bathrooms offers ample space for groups and families:
- 1 King bed (Master 1 with full ensuite bathroom)
- 1 Queen bed (Master 2 with full ensuite bathroom)
- 1 Queen bed (Bedroom 3)
- 3 Double size beds (Bedroom 4) (bunk bed not pictured yet, photo still shows only 2 beds)
- 3rd full bathroom near bedroom 3 & 4 has 6 jet spa tub for soaking

- 1 child's high-chair with tray for eating

*Guest Access*
- Smart lock access begins just before check-in using the last 4 digits of your phone number. Please no early arrivals unless arrangements have been made. Most of the time this property is booked and our cleaners need the entire time to prepare for your stay from the previous guest
- If you would like to drop off luggage in the garage before check-in, or after check-out, please let us know and we can arrange that!

*Other Things to Note*

- Our base nightly rate covers groups of up to 6 guests. To keep our home affordably priced for smaller groups and account for the extra utilities, cleaning, wear, and amenities larger groups require, there's an additional fee of $25 per person, per night, for each guest beyond 6 (up to our maximum occupancy of 12 guests). Please enter your accurate guest count when booking — our pricing adjusts fairly based on group size! Undisclosed or additional guests are strictly prohibited.

- Pet-Friendly: Bring your furry family member for $150 per stay per pet. Please keep pets off the furniture and beds (charge applies for any evidence) and clean up after them. Certain breed restrictions apply due to insurance, kindly inform us in advance about your pet.

- Cameras: Outdoor security cameras are in place for your safety and peace of mind. Cameras are not monitored unless a complaint arises. Doorbell, Pool/Backyard, and Dock. Covering the security cameras or disabling the wifi is strictly prohibited.

- Check-in/Check-out: Smart lock access begins just before check-in. Early arrivals are rare as the house is regularly booked and we use this time to prepare for your stay.

- Canal Waterfront: This home is waterfront on the canal just a hundred yards from the main lake (Clear Lake). There are lake views while sitting on the dock or at the firepit but you are not directly lakefront. You can easily access the lake with a boat, kayak, or paddleboard!

*Expectations*

-Parties & Celebrations: We love hosting birthdays, bachelorette weekends, and other special getaways! You're welcome to celebrate at the house with your registered guests, but no outside visitors or large events are allowed. Please keep things respectful and within quiet hours.

- Smoking: No smoking/marijuana permitted inside the house; a $200 cleaning fee will apply for odor. Smoking outside is welcome but please dispose of cigarette butts responsibly.

- Cleanliness: Guests should not leave the house in a state that requires excessive or deep cleaning (ex: soiled rugs, stained/marked walls, moldy dishes, pet stains, trash scattered, etc.). Cleaning fees are meant to cover the cost of standard cleaning between reservations only. *In the unlikely event that you have an issue with the house cleanliness upon check-in, please let us know in the first few hours so we can remedy the situation. We have staff on call for this reason and happy to make it right.

- Trash/Recycle: Guests should put all their trash and recycle in designated outside receptacles

- Critter Awareness: While we maintain regular pest control service, Florida’s tropical waterfront climate means occasional encounters with insects or wildlife. Please keep doors/windows closed and food sealed

- Glass-Free Pool Deck: Broken glass on the pool deck incurs a $500 cleaning fee due to pool draining requirements.

- Age of home: Our home is in excellent condition for being 60+ years old, however, things break with normal wear and tear, please don’t hesitate to let us know and we’ll fix it as soon as we can!

- Damage: All damage should be reported to the Host. Damage that is beyond normal wear and tear may require working with the Host to find a reasonable solution. Guests are expected to pay reasonable requests for reimbursement if they’re responsible for certain damage, missing items, or unexpected cleaning costs like after a party or due to pet accidents.

- Maintenance: Lawn, maintenance, or pool employees may come to the property for regular maintenance to ensure guests have a comfortable stay. In the unlikely event we need access inside during your stay, we will always call or message first.

- Security Deposit: For guests who are new to the platform or local to the area, we may request a fully refundable security deposit at the time of booking in addition to a separate booking form. This is promptly returned after your stay, provided the property is left in good condition.
