Summary:

Built in 1918 and reimagined as a modern resort, Worth the Wait Ranch is Arizona history done differently.



The oldest home in North Phoenix, this 1.3-acre ranch was transformed into a personal sanctuary by a nationally recognized designer. Expect architectural character, a massive backyard, and amenities that feel intentionally overbuilt: indoor pickleball, a resort-style pool, mini golf, fire pit, billiards, and space to gather—or disappear.

The Space:

Important to know upfront:

This listing is for the main house only. The property also includes a separate casita, located beyond the private backyard. The pool and resort amenities are shared with that casita (which may be rented separately). The main house itself—including the backyard, indoor spaces, and garage—is entirely private.







Sleeping & Suites



Bedrooms 1 & 2 – Dual Suite

This is essentially two bedrooms within one private suite. Each sleeping area has a king bed and shares a large bathroom and living room with TV—ideal for families or couples who prefer separate beds. The suite includes a bidet, plus a private outdoor tub and shower. The secondary room also features its own sink, vanity, closet, and a full bookshelf.

Note: the shared bathroom is open-concept; the toilet room has a door and the shower has a privacy screen.



Bedroom 3

Bunk beds with a queen on the bottom and a Twin XL on top, plus an ensuite bathroom.



Bedrooms 4 & 5 – Jack & Jill Setup

Both rooms feature bunk beds with a queen on the bottom and a Twin XL on top, sharing a Jack & Jill bathroom.

Bedroom 4 includes a changing table, and the shared bathroom has a tub, making this setup ideal for families with young children.



Bedroom 5 is a large, flexible space that can double as a secondary living room or gym. It opens fully to the kitchen and includes lounge seating, a 75” TV, Peloton Tread, Peloton Bike, an 8x10 exercise mat, and more.



Bedroom 6 – Mother-in-Law Suite

A private suite with a king bed, bathroom (with bidet), dining table, TV, kitchenette, and a separate entrance through the garage.



Additional Sleeping

Three air mattresses with bedding are available.







Living, Dining & Entertaining



The main living room features a massive built-in leather sectional and an 85” TV.

A separate family room includes another large sectional, a ping-pong table, and floor-to-ceiling windows.



The 13-foot dining table seats 14 and sits in front of a wall of glass that opens to the backyard. A secondary kitchen table seats an additional 4.







Outdoor Spaces



The private backyard is nearly all grass—perfect for bocce ball, cornhole, or just spreading out.



Beyond the backyard is the shared pool and resort area, which includes:

• Resort-style pool

• Miniature golf course

• Fire pit

• Outdoor living room & dining

• Outdoor billiards table



All of this sits beneath a canopy of lights, making it usable day and night.



The outdoor kitchen includes a 36” charcoal grill, beverage fridge, sink, and a 6-foot dining table.







Garage & Amenities



The finished garage has 24-foot ceilings and string lights, making it ideal for workouts, games, or events. A pickleball net is available (note: this is not a regulation-length court).

No parking in the garage without prior approval.







Safety & Housekeeping



For safety and neighborhood compliance, the property has exterior cameras and privacy-safe noise sensors (no audio recording).



A short-form rental agreement is required to complete your stay. This restates house rules, liability terms, and local compliance requirements. Reservations may be canceled if the agreement is not signed.



Guest Access:

All exterior doors and gates are code-accessed—no keys to manage and no in-person check-in required. Unique access codes will be provided prior to arrival.



Guests have full, private access to the main house, backyard, and designated parking areas. The pool and resort amenities are shared with a separate casita (TeeBox) located on the property.



The Neighborhood:

Worth the Wait Ranch is located in Robinhood Acres, a quiet residential neighborhood in North Phoenix. The area is peaceful and established, yet extremely convenient.



You’re just one minute from the SR-51, making it easy to reach anywhere in the Valley. A large neighborhood park is right around the corner, and there are plenty of restaurants, coffee shops, and essentials nearby.



Waymo autonomous rides are available for pickup and drop-off in this area. Coverage is limited to Waymo’s service zones, but for guests familiar with Waymo, it can be a fun and convenient way to get around for select trips.



Getting Around:

North Phoenix is one of the most central locations in the city. You’re approximately:

• 20 minutes to Sky Harbor Airport

• 20 minutes to Old Town Scottsdale

• 15 minutes to Downtown Phoenix

• 20 minutes to ASU

• 10 minutes to Desert Ridge Marketplace



Outdoor lovers can reach Camelback Mountain or Piestewa Peak in under 15 minutes. Family-friendly attractions like the Phoenix Zoo and Desert Botanical Garden are about 20 minutes away.



Rideshare services are readily available, and having a car makes getting around effortless.



With quick access to the SR-51 and equal drive times to Scottsdale, Downtown Phoenix, the airport, and major attractions, many guests find this to be one of the most centrally located home bases in the city.

Parking & Property Operations



A large, enclosed parking lot services all areas of the property and ensures privacy for all guests.



A landscaping company stores trucks in part of the lot. They typically arrive around 7am (except Sundays) to pick up vehicles and return in the afternoon.



Landscaping usually occurs on Tuesday afternoons, and pool service is typically on Friday mornings. Schedules may vary—please reach out if this is a concern.



Safety & Compliance



The property is equipped with privacy-safe noise and occupancy sensors (Minut/NoiseAware) in common indoor and/or outdoor areas. These devices do not record audio—they only monitor decibel levels and motion to help prevent parties and protect the property.

Interaction with Guests:

The property includes 2 casitas beyond the main house. One is available to rent separately, and the owner lives in the other.
