The RV was very large and spacious. It was like glamping instead of camping. The outside patio was perfect to sit around the fire pit and very relaxing. The two fridgarators we we able to store all the food we needed. For an Rv the water pressure was good. The host was very friendly and nice. We have recommend it to family and friends. Wishing Dean the o wner the best of luck with his retirement plans.

You can’t beat this location for the price! Now we know why they call it the peaceful side of the Smokies. You will love Townsend. Local shops & restaurants, coffee shops. The RV is roomy & comfy with everything you need. Dean lives onsite & is so helpful!! The RV itself is clean, Dean is building a house out back for future rental- stay tuned for that it looks amazing!! The construction site is behind the RV & does not affect your coming/going. Just know there are building materials on site. I cannot say enough good things about Dean. I wish you well with the new venture!!

Trailer in terrible need of repairs. One Recliner doesnt work. Dinning booth doesnt make into a bed-it falls in when you sit on it. Cushion material worn out and cushions dont even properly fit. There is trash all over property, even right out the front door. The grass is a foot high-event at the front door. Driveway only us eable if my truck is in 4wheel drive. There is a 6" rut from top driveway to the road. There is trash dumped at top driveway in weeds. I'm concered I'll pick up nail or screw in my brand new tires. Posting claims it sleeps 7; however, only 1 queen bed and 2 bunks - where is that 7? Wednesday night the Internet went out. Owner said he forgot to pay the bill. I was worried he might have forgot to pay the electric bill and we wouldn't have power. Some of the window shades dont stay up. Flush toilet and you can smell sewer odor for long time. There is not complete set silverware or dishes. No mixing bowls or measure cup. No wax paper or saran wrap. Trailer is not secured down properly, it moves terrible when you walk around. This camper is smaller than the post I rented and no adjustment in money was made. I booked for 3 adults and 2 children; the 3rd adult would have been sleeping of floor had they came with us. The a/c unit makes terrible noises. I worried it would run thru the week. Owner is sitting on a small "Gold Mine" if he cleaned it up and actually put some time and effort into this property.

When we arrived the RV didn’t appear to have been cleaned. We spoke to the owner who said he had changed cleaning services. The bathroom had an unpleasant odor which Dean took care of immediately. Dean is a wonderful person who even spent over an hour helping my husband with a 4 wheel drive issue on our GMC Yukon. He also programmed the TV. We felt safe and secure during our 4 night stay. The property is beautiful however there is renovation being done at the home above the RV so there are materials lying around the grounds which is acceptable. A plus is that I did not notice even one bug in the RV. The price for this rental is quite reasonable. Thank you, Dean, for making our stay comfortable and for sharing your vision of what the property will be when completed. Best wishes for your future. Jim and Karen

Best Christmas Vacation EVER

We arrived late on Christmas Eve and our host greeted us at the property. RV was immaculate, well stocked with all the essentials such as linens, pillows, kitchen supplies etc. He even had turned the heat on for us so that it was comfortable when we arrived. This property is in the perfect spot if you want to avoid all the chaos of traffic, but still be within 20-30 minutes of Gatlinburg, Cades Cove, the quaint little town of Townsend, and even a short drive to Knoxville if desired. We are extremely happy we chose this property and will definitely be back when we return to the area. One thing to note, driveway is very steep. Owner is currently working on that, but if raining etc, it could be difficult for some vehicles to make it up. However, there is a state area across the road next to the river that I’m sure could be utilized in that situation if need be. I truly do not have enough good things to say about this property!! Just book it, you won’t be sorry! It checks all the boxes. Price, location, comfort and affordability!

Stayed two nights in the RV and everything was outstanding. RV was clean, well stocked with essentials and all appliances / HVAC, plumbing, etc were in good working order. The owner was very responsive and went out of his way to check to make sure I was happy with everything and if I needed anything. He also gave great restaurant suggestions along with things to do / see in the area. Super nice guy. Property is very close to Townsend and Smoky Mountain National Park. I stayed at the property and fly fished for two days before meeting up with family members. I will definitely stay again and you should stay too!@Dean - thanks for all your hospitality!- Colby M
