Breathtaking! This 3BR 2BA w/ POOL and GOLF CART, in the Village of Lake Denham, will leave you speechless! Not only is paradise inside the house, but you have an amazing waterfront view while you revel in the private pool. Comfortable beds, open floor plan, it's stunning! Cruise around on the golf cart to discover rec. centers, pools, golf courses for all level of players, and pickleball courts. The squares certainly won't disappoint with their restaurants, shopping and nightly live music.
Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.
Guests are permitted access to the entire home, excluding two locked cupboards in the garage. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.
The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES offer use of a golf cart for an additional fee. There are local vendors available to rent (with delivery) additional golf carts, if desired. It is truly a fun part of the experience.

- Master Bath features dual vanities with a tiled walk-in shower, and separate toilet room
- Guest BR 1 features a comfortable QUEEN bed
- Guest BR 2 features a KING Bed and bi-fold closet doors
- Guest Bathroom (w/ walk-in tile shower)
- Spacious & fully equipped kitchen with large Island (seats 4)
- Formal Dining area (seats 6)
- Breakfast nook table (seats 4) w/ ample sunlight
- Laundry Rm off kitchen - Washer & Dryer provided
- Room to park one (1) car in the garage during winter months (NO GARAGE PARKING DURING SUMMER MONTHS).
- Two (2) parking spots in driveway
- Internet and Cable are provided, please bring your app(s) login information if desired
POOLÂ HEATÂ RULES:
- This pool is serviced by electric heat and can take up to 36 hours to heat up to the desired temperature.Â
- The pool is monitored via an external control. Guests are not permitted to adjust pool temperature or other functions.
- When choosing to add the pool heat â this cost will cover getting the pool to an average temperature of 83-84 degrees.
- DEC-APR: The cost to heat the pool during these months will be $50/day. Please notify management prior to your stay if desire the pool to be heated during these months.
- MAY-NOV: The cost to heat the pool during these months will be $25/day. Please notify management prior to your stay if desire the pool to be heated during these months.
- The pool heating option is not always guaranteed and may be denied at the discretion of the homeowner due to extreme weather conditions, if applicable. Pool Heat MUST be requested and paid for in advance.
- Please feel free to send a message to discuss your pool heat desires if this is something you are interested in. Or, if you have an extended stay, to discuss a discounted rate.

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in a $500 fine.
Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time. Violations will result in a $500 fine.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Golf Cart Fee is $100 at the time of booking.
The Golf Cart is a bonus/privilege and requires a Hold Harmless form to drive. if selected. If you choose to use the golf cart, you will need to date and fill in your home address on the front page and sign the back page of the Hold Harmless Agreement. You will find the Hold Harmless Agreement inside the booklet when you arrive at the property. We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs.
