I enjoyed my stay at Joyce’s place. It had everything needed to feel comfortable. The kitchen was well stocked with the needed utensils. The back yard was fenced in and the neighborhood was quiet.Fredericksburg has a lot to see and do. There is a lot of traffic so take that into consideration when traveling to different areas.I highly recommend Joyce’s place.Denise O.

Matthew made a reservation for one person. When he arrived, it was TWO adults. This violated house rules. Upon entering the unit, they LOUDLY complained and cursed about the unit. They sent a message that they were checking out in the morning because they want an apartment in an apartment building. Not a basement apartment. They left that night. These pictures on the hosting site clearly show a wonderful basement apartment.

We arrive late at night and there was ample lighting for us to get onto the property and down to the entrance of the apartment. Everything in the apartment was clean and neat and there were some details that were helpful like snacks on the table and in the cabinet.The owners were lovely and gave us great pointers about what to see and do in Fredericksburg. The morning view was beautiful beautiful into the yard with a little patio.We would definitely stay here again.

Things I wish had been more clear in the listing: this is a basement apartment in an older home. A musty smell is covered up by strong artificial scented plug ins. There are no windows in the bathroom or bedroom. Noises from the main floor above affect light sleepers. There is some sort of septic box on the back of the toilet that is ALARMINGLY loud every time the water runs or the toilet is flushed. You have to walk down and around a narrow, somewhat steep path grassy to get to the entrance. The host is listed as Joyce but the woman living there has a different name, I can’t remember it so I’ll just say Joyce. She was kind and responsive. VRBO apparently didn’t tell her I was checking in so the apartment was very dirty for my first night, but she did come down and clean it the next day after I asked. It’s not her fault if there was an app error. Kitchen was almost stocked with what I needed, but an electric kettle would be nice. I had to wash all my clothes when I got home, even the ones that didn’t leave my suitcase, because of the musty smell. I’m sorry that my host has to read this review but I stay in a lot of rentals and this was the poorest one of the year. Ok for those who don’t need fresh air or who don’t have sensitive noses or ears. Please update listing to accurately reflect the reality of the basement.

This was the worst stay ever in a VRBO property and I have stayed at many across the country over the years. The entrance was down a steep hill with no walkway only grass and dirt. When I arrived the property was dirty outside with leaves, dust and cobwebs at the entrance. Inside was just as bad. The linens had not been changed from whenever the last occupant had been there. I had to request them to be changed as there was body hairs and dirt in the bed. The sinks, counters, floors were all dirty. Several towels in the cupboard were very soiled. I stayed 16 days and was never contacted by the host to ask if anything was needed or to refresh linens. There was 1 trash bag and 1 roll of toilet paper provided. Had it not been a necessity for me to be in the area ( My daughter in law had a family emergency and had to fly out of the country) I had to get my grandchildren on and off to school everyday and stay until my son got home from work. I would have left this property immediately. I do not recommend this property.

There were no cobwebs at the entrance of the apartment. The sidewalk had been swept that afternoon. I have no control if or when leaves blow. The linens had been changed after the last occupant and before your arrival. When you made contact about the sheets, I promptly came down to tend to you. There was ZERO dirt or body hair on the sheets. There was ONE piece of lint at the foot of the bed, on the top sheet. I will give you that. Maybe it hit the lint trap being taken out of the dryer? Regardless, i promptly put a new set of fresh sheets on the bed. Your towels had all been washed and dried before your arrival. None of them were soiled or wet in the cabinet. I try not to disrupt guests and give them their privacy. If you needed something, why didn't you ask? You certainly had no problems being rude from the moment you arrived and blaming me; from not knowing how to open and close doors, to not knowing how to use your own tablet. Even when passing you in the driveway, more than once, when saying hello and trying to speak with you, as a guest in my home, you could not have been more rude and disrespectful had you tried.
