Bedroom 1: Queen Bed – Cozy and quiet for a restful night.

Bedroom 2: King Bed – The spacious master retreat.

Bedroom 3: Queen Bed – Bright and comfortable.

Bedroom 4: Queen Bed – Well-appointed and perfect for couples.

Bedroom 5: The "Dream Sleepover" Room – Featuring two bunk beds, each with a Queen bed on the bottom and a Single bed on the top. This room is a kid favorite, sleeping up to 6 comfortably!

Additional Sleeping: We also provide two single floor mattresses for extra flexibility with kids or larger groups.

Note: With 10 separate beds/sleeping surfaces total, we comfortably accommodate up to 14 guests.



PARENTS: We’ve got you covered! We provide a pack-and-play crib, stroller, high chair, baby bath, children’s plates/cutlery, and a wide selection of kids' toys. Leave the bulky gear at home!

Enclosed Pool & Hot Tub: The pool area is fully screened and enclosed, featuring a heated pool and a relaxing hot tub. Pool heating is available for $69/day for temperatures up to 90°F.

Backyard Fun: Enjoy the massive backyard equipped with a full playset and swings.

Relaxation Area: A private, covered pool area perfect for quiet evening family games and dining.

🚭 NO SMOKING

We're a 100% smoke-free space. If the unit smells like smoke, a $1000 fee will apply to cover ozone treatment.



🎉 NO PARTIES / GATHERINGS

Unauthorized parties = $1000 penalty + cancellation of your reservation without refund. Let's keep it chill 💆‍♀️



🔇 QUIET HOURS: 9PM - 9AM

One warning for excessive noise. After that: $250 fine and possible cancellation without refund. Respect the peace ✌️



👥 UNDISCLOSED GUESTS

Only guests listed in your reservation are allowed. Extra person = $50/night.



🐶 NO UNDISCLOSED PETS

Please don't sneak in furry friends. Undisclosed pets = $500 fine.



📹 DO NOT TAMPER WITH SECURITY DEVICES

This includes exterior cameras, smoke detectors, CO monitors, and noise sensors. If tampering is detected:

-$500 fine

-Immediate removal without refund

-Liability for damages



🕒 EARLY CHECK-IN / LATE CHECK-OUT

Available if requested in advance (based on availability): $50/hour

Unauthorized early check-ins / late check-outs: $100/hour



🤝 Booking = Agreement

You agree to treat this space with care and book in good faith. If any issues arise, we ask that you communicate respectful and work toward resolution — no retaliation reviews or bad-faith actions. 💬



Other Things to Note:

The pool is heated to a temperature of 80°. If you’d like it heated to a higher temperature, arrangements can be made upon request for an additional fee of $69 per day.

The home is equipped with both front door and backyard cameras for added security.



Pool heating is included up to 80°F, with an optional upgrade to 90°F.

Please understand that outdoor pools are subject to heat loss, particularly when ambient temperatures fall below 70°F, during windy conditions, or overnight.



While we ensure the heater is operating properly, actual water temperature cannot be guaranteed under cooler weather conditions, and no refunds will be issued for temperature fluctuations caused by environmental factors.



If the outdoor temperature drops below 50°F, the heater may enter defrost mode or temporarily shut down as a safety precaution. Normal operation will resume automatically once the temperature rises above 50°F.
