THE PARTIES.

HOST: Miami Vacation Stays (âHostâ).
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting on the arrival date made on the online rental platform from the check-in time specified and ending departure date made on the online rental platform at the specified checkout time as it appears on the reservation made on the online rental platform. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. During these hours, no music is allowed, and all audio is kept at a minimum level out of respect for the surrounding residents.
PARTIES. Parties are not permitted, and we have technologies, people, and systems in place to nip these in the bud, with noise detectors and neighbors who call us when they observe a party starting. Plus, we live pretty close by, so we`d notice. We do not allow DJs or Bands on the property.
AIRBNB SERVICES. All Airbnb Services (e.g., in-home chefs or massages booked through Airbnb) are strictly prohibited at any time and anywhere on our Premises.
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be number of guests, as it appears on the online rental platform reservation. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.
BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. If you have not pre-paid your reservation on the booking platform, a 100% payment must be paid within 48 hours.
POOL SAFETY. Running, diving, and using glassware are prohibited. Children of any age are not allowed in the pool area without adult supervision. All doors must be kept closed and locked. Any safety concerns, including equipment or locks not working correctly, must be reported immediately to the Host. Do not disconnect or tamper with the pool alarm.
POOL RULES. You can swim at your own riskâno diving, horseplay, or running around the pool. We don`t want you to get hurt, so glass containers are not allowed within 50 feet of the pool deck. Please use the provided plastic glasses. Please shower before entering the pool. DO NOT DISCONNECT, PLAY WITH, OR STEP ON THE POOL CLEANER. It needs to run to keep the pool crystal clear.
SAFE USE. Guests must comply with all laws and rules. Fireworks, gas grills, and candles are prohibited. Guests must report chirping alarms to the Host immediately. Furniture may not be moved. Alarms and smoke detectors must not be tampered with. Do not turn on the gas unless you immediately light the grill. Shut the gas off as soon as you`re finished using the grill.
UTILITIES. The Host shall be responsible for all utilities and services to the Premises.
