Hudson Valley historic lodge with modern updates. Framed within 9.6 acres, the house offers 6 sleeping areas including 1 King Bed, 4 Queen beds and 1 Queen sofa bed, guests will have plenty of space to relax. (House can easily accommodate 10 guests, or 12 with sofa bed.). 3 Full bathrooms. The lodge is equipped with all the essentials like a washing machine, hair dryer, heating, AC, and WiFi. NOTE: There are 2 Living Rooms. Living Room 1 are the photos with the blue sofa off the formal dining area, and Living Room 2 is on the other end of the house, which includes TV, sofa bed, electric fireplace, and mini-fridge. Both include their own separate entrance from the both outside and inside the house. This house is very large, with cozy areas within, so your entire group does not need to always be in the same room together.

Located just a few miles from nearby Catskill, Hudson, Leeds and Coxsackie, the house is technically in rural Athens, NY. There are many amazing restaurants and attractions that the Hudson Valley has to offer. A road to road horseshoe driveway allows for easy drop-off and pick-up, avoiding stairs into the front entry. The 9.6 acre property is a world of its own, consisting of 4 structures: the main house, (4308 Sq ft), the renovated upstairs Red Barn with Loft (available for additional rate), the Snack Shack which once provided food for resort guests and now serves as an outdoor station for patio barbecues and outdoor events, and the 100 year old log cabin tavern/bar/casino made from local timber. (Currently closed for remodeling). Older locals can tell you fond sentimental stories of how rock bands and entertainment from New York City performed there in the 70's. (Shades of Dirty Dancing. :) You may feel the rich nostalgic history just by walking around the grounds and see several deer, spring fawns, and a full list of wildlife. One glance at the night sky and you'll see stars you never knew existed. That feature continues from the large picture window from the grand bedroom inside the house. Not your typical Airbnb, since it existed long before the app did.

If you are attending an event at Gather Greene, I 100% recommend booking Hollykiss! We had a family wedding there this past weekend and used Hollykiss as our extended family’s base of operations. A 4 minute drive from the venue, We booked the entire house (all 6 indoor bedrooms - plus the “barn” which has 4 beds for extra space) The house and property are GORGEOUS. Everyone was awed- and I was given kudos for finding it! We had 12 people sleep there plus another 10 (who were staying 30 minutes+ away) come for lunch and to get ready for the wedding. We came from NY, DC, Boston, New Hampshire, Wisconsin and Florida- and the house was huge inside and out. It has tons of windows- a perfect kitchen, a dining room table that sat all of us plus a piano where we had a family sing a long! Before the 4pm wedding, we planned lunch for 25 intending to use the grounds for a casual picnic. Mark- our host -was super knowledgeable, accommodating, responsive and helpful with information about caterers and grocery stores in the area without being a bit intrusive. He even offered us the use of folding tables and chairs. Even though there was a torrential downpour at the lunch hour- the wrap around covered porch and the spacious interior gave us comfortable and weatherproof options. For a fraction of what we would have spent on hotel rooms, Hollykiss allowed us all to stay, play and eat together in a wonderful upscale setting. 5 stars all around!!!

HollyKiss is the reinvention of the historic Hotchkiss House, resort hotel and boarding rooms originally established in 1900 by Perry Hotchkiss. It was a hotbed of activity until the late 1970s, then renovated as a single family residence. On the surface it feels like grandma's farmhouse or your summer camp lodge, but rebuilt from the inside out with rebuilt foundation, interior steel beams, and updated thermal windows to mention a few upgrades.

HollyKiss House is its own destination. Room for outdoor activities and space to wander, its natural beauty has been a backdrop to film makers and films, including students from the legendary New York University Tisch School of the Arts. (NYU Film School.)

HollyKiss House and grounds is far more than an "VRBO". Many of the places I loved and held sacred such as summer camp lodges and grandma's farmhouse, are disappearing. It is a place for friends and family to gather, away from a world of collective isolation. A place to touch the grass and breathe the air. Although 126 years old, it has been rebuilt from the inside out, from foundation to re-enforcing steel beams hidden within the framework, it is a fortress. Windows are upgraded weather-tight to keep you cool in the summer and warm in the winter. It's reassuring to many that places like this still exist.
