Enjoy the second floor’s cozy Twin Room with twin bed and bedside table with lamp. Should you have remote-work needs, you’ll find a comfy chair with desk here. Additionally, a luxurious 22-inch queen self-inflating air mattress makes the space sleep a total of 7. Once you’re settled in, head back to the living room and relax on comfy seating. Watch your favorite shows, movies, and sports on the 55” ROKU smart TV, accessing local channels via antenna and popular streaming channels with your own log-ins. Or choose games to play from the host-supplied selection. Relax on front-porch seating and watch the world go by. At mealtime, prep and cook your best culinary creations in the fully equipped kitchen with all the standard major appliances – refrigerator, stove/oven, microwave, and dishwasher. Handy small appliances include a toaster, blender, crockpot, and hand-mixer. You’ll find plenty of prep space on the countertops, along with all the cookware, bakeware, dishware, flatware, glassware, serving-ware, and utensils you need to prepare and serve your favorite meals. Grilling on the gas grill on the back porch is also an option. Grab your morning coffee from the coffee station with Keurig coffeemaker, supply of K-cups, and additional hot-beverage supplies. No Parties or Large Gatherings: We value peace and respect for our neighbors. All guests must be accounted for on the reservation. Only confirmed guests are allowed unless agreed upon otherwise. Unauthorized gatherings, damage, or disturbance will result in fines and possible eviction, as per Airbnb's policy.*

Pets are Permitted only with paid pet fee: We love pets and are happy to welcome them to our home. All pets must be disclosed before booking- the type of pet and the breed if it is a dog. The pet fee must be paid at the time of reservation. Mentioning your pet without adding them to your reservation will result in additional fees. 2 pets max, please. Pets must be kept on a leash at all times when outside the home and are not allowed on the furniture. Owners are responsible for cleaning up after their pets, including any excessive hair, messes or damage caused by pets will incur additional fees. Excessive barking or disrupting neighbors will result in eviction.*

No Smoking: Smoking of any kind, including vaping, is strictly prohibited inside the home. A fine, plus costs for smoke odor removal, will be applied. Guests may smoke outside and are required to clean up after themselves.*

No Illegal Activity: Our priority is the safety of all guests. Any illegal activity will result in immediate eviction without refund.*

No Visitors Without Consent: Please respect our space and ask for permission before inviting guests. Unauthorized visitors may result in eviction as per city and insurance regulations.*

Check-in at 4 PM: You'll receive check-in instructions from Airbnb on the day of arrival, granting access at 4 PM. Early check-in may be possible based on our cleaners' schedule; please inquire the day before your check-in.*

Checkout by 10 AM: Our cleaners will arrive promptly, and late checkout may incur a fee of $50 per hour. Late checkouts may be accommodated based on our cleaners' schedule; please inquire the day before checkout.*

Leave the Place as You Found It: Help us maintain our home by replacing all furniture to its original location and following checkout instructions. Excessive mess may result in additional cleaning fees.*

You Break It, You Buy It: Please report any damages immediately. Guests are responsible for the cost of repair or replacement for damages.*

Quiet Hours: Respect quiet hours from 10 PM to 8 AM on weekdays and 11 PM to 9 AM on weekends. Disregard may lead to eviction.*

Cameras: For security reasons, please note that both audio and video are recording at all times. Exterior cameras are for security purposes only. No interior cameras are present.*

Filming Permissions: Permission is required for filming on the property for uses beyond personal use.*

Cancellations/Trip Alterations: Our cancellation policy will be upheld as stated. This applies to trip alterations as well as cancellations. Trip insurance is recommended for unexpected changes. Extensions to your trip are welcomed.*

Supplies: We provide starter essentials for your convenience. Please replenish any additional items needed for the remainder of your stay.*

Liabilities: We are not liable for any accidents, injuries, or loss of belongings during your stay. This includes damage to vehicles on or off the property and towing.*

Packages and Mail: We do not accept responsibility for any mail or packages sent to the property before, during, or after your stay. We recommend arranging for any necessary deliveries to be sent to an alternative address or a secure pickup location.*

Children's Safety: Children must be supervised at all times, and guests are responsible for baby-proofing.*
