The entry hall welcomes you with twin turning staircases ascending to the upper levels, framed by a magnificent chandelier suspended from the ceiling. To the left, discover the inviting living room and fireplace, adorned with large couches and armchairs, perfect for relaxation and conversation. Adjacent, a cozy lounge area is perfect for intimate gatherings, a game of poker, or a lively night of board games. On the right, the spacious and luminous kitchen awaits, complete with modern amenities, two dishwashers, an extra large fridge, and ample counter space. The adjacent dining area provides an elegant setting for meals on vintage china, bathed in natural light streaming through large windows. From the kitchen you can access the breakfast patio and relax on the comfy chairs or enjoy the bistro table settings. Here, you can also access an elegant get-ready room, a cozy office nook, and a secluded bedroom and bathroom with its own private side entrance and porch.

The Lilac Room (Queen Bed) and Rose Room (King Bed) share a beautifully appointed bathroom, with a large soaking tub overlooking fields and the creek. The Rose Room offers privacy with access to a large French style screened porch, hanging chairs and couches.
This expansive outdoor balcony is the perfect spot to soak in the serene surroundings while enjoying fresh air and picturesque views.

✔ Our cleaning fee directly supports the local, hard-working team at Sweep Dreams Cleaning. They ensure you`re welcomed to a pristine and sparkling clean home, reflecting the high standards we all take pride in.

✔ Our home has features a washer and dryer, ironing board, and iron for your use. Dryer sheets and detergents are available.

✔ We keep a first aid kit in the kitchen for minor cuts and scrapes.

✔ We provide premium linens for each guest and only use top rated memory foam mattresses for your comfort.

✔ We provide basic paper goods and consumables - paper towels, tissues, toilet paper, dishwasher tablets, dish soap, sponges.

✔ Coffee, creamer, sugar, tea, and local honey are included.
** For any gatherings of guests beyond the overnight guests please reach out before booking.
** To maintain the tranquil nature of this Hill Country location, no amplified music past 10:00 PM. Quiet hours 10 pm - 8 am. Noise limits during the day. 85 decibel limit.
**No smoking: Smoking is strictly prohibited inside the property. If you wish to smoke, please do so in the designated outdoor areas and dispose of cigarette butts properly. If any evidence of smoking is found inside the home, there will be a smoking charge assessed of $400.00.
**Maximum occupancy: The maximum number of guests allowed to stay in the property is 35. Overcrowding or exceeding this limit is strictly prohibited.
**No parties or events: Parties, gatherings, or events are not permitted if it is not agreed upon before booking.
**Check-in and check-out times: Check-in time is at 4 pm, and check-out time is at 10 am. We kindly ask that you adhere to these times to allow for proper cleaning and preparation for the next guests.
**Respect for neighbors: Please keep noise levels down, especially during late evenings and early mornings, and avoid any disruptive behavior that may disturb those around us.
**No illegal activities: Engaging in any illegal activities on the premises is strictly prohibited and will result in immediate eviction and legal action.
