It is always difficult when a guest misses information clearly stated on the website. This home built in 1892 has no AC. We are having a mini-split system designed with installation to be scheduled before next summer. To clarify, the home has 8 bedrooms as listed on the website: #1 main level Queen bedroom with ensuite bathroom #2 2nd floor Master King bedroom with ensuite bathroom, at the end of the hallway on the left #3 2nd floor Queen bedroom, left at the top of the stairs #4 2nd floor Queen bedroom with access to the front porch deck, at the end of the hallway on the right #5 2nd floor Twin bedroom with access to the front porch deck, at the end of the hallway #6 2nd floor Queen bedroom, right at the top of the stairs (has not door because it was originally an exercise room, but guests requested more beds (privacy curtain available upon request). Plans for next summer include moving the office to this 2nd floor room and make the office on the main level a Queen bedroom. **It is noted that the 3rd floor with sloped ceilings has steep stairs. These rooms are recommended for children over 7 years of age, teens and young adults. #7 3rd floor bedroom with 2 twin beds and two window seats, right at the top of the stairs #8 3rd floor bedroom with 3 double beds and one window seat, is straight ahead at the top of the stairs The bathroom is to the left at the top of the stairs also has sloped ceilings. Floor plans are also available on the website, noting the 8 bedrooms.

Hosting families for almost 20 years, the information sheets sent before arrival help guests with health and packing tips, hiking, biking and age appropriate attractions inspire planning of daily adventures! The Victorian's 3200 sq ft gracious floor plan creates an easy flow for parties and entertaining. Toys and games, TV room, piano or casino set up offers something for everyone. Amenities such as an electric griddle for morning pancakes, styrofoam containers for picnics or crock pots for dinner after a day's exploring, as well as, spices, screwers for s'mores and an electric wok offer variety to the cooking experience! Two second floor decks off the bedrooms, a 2000 sq ft patio and a dining table seating 14 adults create comfortable spaces that invite guests to relax and connect. The goal is to create life-long memories!

When groups come to attend a wedding they enjoy the proximity of my home to the venue, plus the easy of individuals being able to walk to the restaurants, shops and attractions in Manitou. Good to hear everyone was comfortable and want to return to discover more of the Pikes Peak region!

We enjoy hosting family reunions! Our home offers multiple gathering spaces, inside and outside, from intimate settings to large group gatherings. The walkability of Manitou Springs offers enjoyable and memorable excursions to restaurants, shops, galleries, music venues and museums for all ages, especially the Manitou Arcade!

It is always good to hear that guests are enjoying the variety of places my home and backyard offer for intimate to large gatherings. Whether it be a couple enjoying morning coffee on the front porch deck, a small group sharing their day's excursions over appetizers on the back deck or everyone sitting down to a meal in the dining room or loading up their plates from a BBQ buffet outside on the patio. The walkability of my home to everything Manitou has to offer makes for a relaxing, easy flow of a myriad of opportunities from hiking to shopping, from picking up a quick treat to reservations for fine dining, choosing to learn a little of the local history to soaking in the therapeutic mineral springs waters.
