Take it easy at this unique and tranquil getaway .7 miles from the beautiful Emerald Coast white sandy beaches! The property backs up to Signal Hill Golf Course & is .7 miles from beach access #24 (14 min. walk - must cross 2 busy roads Lagoon Dr. & Thomas Drive). Ample parking w/ space for boats too. Quiet back privacy fenced yard w/ gas grill, deck, and patio to relax. Property is off a busy road, turn in slowly so you do not miss the turn. Smoking outside only (marijuana prohibited). Pets not allowed at this property.
This is a two bedroom one bathroom RV with 2/3rds an acre yard just .7 miles from the beach. You will not find this much outdoor space for yourselves anywhere in PCB this close to the beach. Outdoor deck with sunshade sails, outdoor seating, and gas grill. Separate BOHO relaxing solar string light area under the trees in the middle of the yard.
This listing is great for couples or families that would like privacy and ample parking. The RV sleeps a maximum of 4 guests and 1 infant. We have it available for maximum 5 to include a baby due as sometimes people bring little ones that stay in a pack and play that people bring. 4 guests & baby is the maximum that we allow. We have 1 king bed (sleeps 2) and 1 queen loft bed (sleeps 2).
Guest will not have access to the metal shop building and the 2 sheds located on the back 2/3rds + acre lot. You will have exclusive access to the private yard (2/3rds + acre lot) and Luxury RV.
When pulling in the gate you will see a shed on the right hand side (North) that is the owners shed for our properties. This shed can be accessed at times during the day after 10am, where the cleaners may grab backup supplies needed for our other properties.
We do own the 3 single family homes in the front of the lot off of Joan Ave. (2411-2419 Joan Ave) . If you have any issues with these guests with parking or noise during quiet times please let us know ASAP.
The hot tub is not in use at this time.
•When you arrive we provide a septic chemical liquid that is sitting on the toilet. Please when you arrive dump the entire bottle in the toilet along with flushing with water. This will help keep the toilet septic smelling fresh for you stay. If you need to place another in the toilet we have addition bottles available. Please do not use more than 2. If your stay is longer than 5-9 days and you have more than 2 guests using the toilet, you may have to dump the black tank. This is an easy process where you will release the specific handle on the back of the RV. Please make sure you reach out for specific instructions prior to doing this to avoid improper use.
•We understand that our large outdoor area is appealing to have people over to grill out and hang out. We just need to know if you plan to have guests over. We do not allow parties and please make sure you abide by our quiet times 10pm-9am. Please keep in mind that additional guests over can possibly add additional toilet usage which may involve YOU having to dump the septic tank if it gets full. I can walk you through this if this occurs and I have how to videos available. Please reach out to me immediately.
•Trash: The 2 Nate's trash cans are located by the front gate next to 2411 home. These 2 cans with red lids are shared with you and 2411. Please do not move the trash cans. We have roll out service picked up on Mondays and Thursdays. These are located next South wall on the 2411 Joan Avenue before you pull in the gate to the property.
•Some functions of the RV are disabled such as the power for the awnings (we added the sunshade sails for outdoor coverage), sound system music speakers (TV speakers do work), indoor accent lighting, the RV slides, outdoor RV lighting, and the loft bed lowering/lifting. We have found that these buttons are very enticing to children or guests that have never staying in an RV. We had these disassembled for childproofing, safety, and to maintain the RV condition.
•The string lighting outside are on a dusk to dawn timer. We have 4 solar lights on the 2 sheds, deck post, and metal shop that shine on the private circle drive. We are working on adding lighting but are limited on additional electrical service to the back lot at this time.
•The toilet instructions are on the wall in the bathroom. You will fill with water to by lightly stepping on the toilet pedal and to flush push the petal to the floor for the toilet water to go down. Please message me if you have any questions. It’s similar to an airplane toilet. PLEASE USE LOTS OF WATER TO PREVENT TOILET FROM CLOGGING.
•Grill: Propane grill with propane tank is provided for the rental
and is filled as needed by guests.
•Heat: During the winter months the furnace is heated by propane gas tanks. We have the electric heated fireplace that helps a good amount for heat. Please use this heat source as your first option to minimize the use of the gas propane. The gas propane tanks are also used for the stove/cooktop as well. We provide one standard 20 pound tank for your stay. Any additional propane needed will need to be replaced by the guest on their time and expense. Please note a standard 20 pound propane tank (5 gallons, or 4.7 gallons actual) will last anywhere from three to seven days while boondocking in an RV. This is assuming you are using propane to run your furnace at night, and using your cook top. If you use the furnace constantly to heat the RV the tanks may run out. If you need to do a propane exchange there is a gas station on the corner that is approximately $32 for the exchange.
•Car Charing - Our RV electric is not set up for this along with insurance/liability. At this time we do not allow using our home for charging as we do not have a dedicated circuit for charging. There is always a possibility of breakers shutting off/damage/fire hazard and if an electrician’s service is needed this would be at the cost of the guest for and repairs/diagnostics. Fire damage to the RV would also be the responsibility of the guest to pay the damages. We have a standard fine of $100 per day of the stay for violating this if our electrical is used for car charging vehicle.
•HOT TUB RULES: Currently unavailable.
