Refundable Damage Deposit (Direct and VRBO Guests Only): A $250 refundable damage deposit is required and will be returned after your stay if no damage or rule violations occur. The hold release after check-out can take approximately 3-10 business days.
Rental Agreement: To ensure the safety and comfort of all our guests, we require a rental agreement to be completed prior to check-in. If this step is not completed, we reserve the right to cancel the reservation. Local Guest Approval: Reservations for local guests require prior approval. Please contact us before booking and provide the reason for your stay. We reserve the right to cancel your reservation until it is approved.
Events/Parties: NO PARTIES or LARGE EVENTS of any sort are allowed. If you are caught having a party, you will be fined $500.
Noise Complaints: Noise must be kept to a minimum, especially between the quiet hours of 9 PM and 8 AM. A $150 fee will be charged if a noise complaint is received.
Security Cameras: Any tampering with the outdoor cameras will result in a $150 fee per camera/violation and immediate eviction without a refund.
Guest Contact: Refrain from contacting neighbors or the leasing office. Failure to comply will result in the immediate termination of your reservation.
Smoking: No smoking or vaping indoors or on the property. A $250 fine will apply for any violations.
Lobby Refreshments: Guests are welcome to use the building amenities such as the pool and gym; however, please note that lobby refreshments are monitored by building management and are not available for our guests. Taking advantage of these refreshments will result in a $100 fee.
Guests: Only registered guests are allowed on the property. Extra guests will incur a $35 fee each.
Minors: All guests under 18 must be supervised by a responsible adult at all times. This includes the use of any amenities.
No Pets Allowed: A $200 fine will be applied for any violations.

Easy check in process. The host was very helpful and friendly. Quiet and peaceful setting. The place was cozy and comfortable. The only issue is the flooring in the shower is really slippery, so you will have to put a mat down on the inside of the shower just to keep from falling. Other than that, it was a lovely stay. I will definitely be booking again whenever I return to Birmingham.

Great BMH apartment
Travelled to Birmingham for a show at Workplay, was literally walking distance and very convenient, as were several cool restaurants a few minute walk away so we parked and didn't need car. Property is very new and modern, apartment is very well appointed for a short stay. The host was very attentive throughout booking and stay.

The listing is accurate and quality is equal to a 70/night hotel. There is no parking. You have to find a fight for a place on the street in a sketchy area of Birmingham. The owner/manager was not at all helpful and tried to further lie about the parking available at the property. VRBO was even less helpful and offered no solution to this miss represented property. One star is generous.

A Great Property in Birmingham
In town for a wedding we stayed in this 1 BR unit at a brand new apartment complex. Facilities were great and near everything we needed to access. Layout is great too as I’m an early riser and the bathroom has two access doors so as not to disturb others. Balcony is another plus. Ryan was always a text away to answer any questions. Don’t foresee being in Birmingham again anytime soon but if we were this would definitely be where we’d stay.
