With two bedrooms offering privacy and comfort for your group, including a primary bedroom with a king bed and a queen bed in Bedroom 2 with a private entrance, Isla has everything you need for your dream beach vacation.

The modern kitchen is a chef’s dream, fully equipped with stainless steel appliances, a wine fridge, an ice maker, and an island for breezy meal preparation. 7 seats at the dining table set the stage for memorable meals shared with loved ones. Additional seating is available at the kitchen island, where 4 barstool seats invite casual conversations and morning coffee sessions.

The spacious patio off the main living area creates seamless indoor-outdoor living. With a dining table, a built-in firepit surrounded by bench seating, and sun loungers, this outdoor living space truly shines. The firepit, complete with an umbrella, offers a shady afternoon hangout spot, perfect for catching the ocean breeze and unwinding in style. After a long day at the beach, indulge in cocktails and sunset views from the patio before dining al fresco at the outdoor dining table, and finishing the night with s’mores at the fire.

Surf's up! This coastal city has the largest recreational harbor on the West Coast and is known for its amazing beaches, parks, restaurants, and outdoor shopping centers. The living is easy here and it invites you to ride bikes along the boardwalk and watch pros surf some of the biggest swells in Southern California at The Wedge. Take the ferry to Balboa Island for some of the best seafood in the area and to visit an old-school amusement park with a historic Ferris wheel.

Home Truths:
- Please note, this rental is only the bottom floor unit. The top floor is a separate rental unit.
- There are 4 shared bikes available for this unit and the top floor unit. Bikes are first come first serve.
- The home comes with beach gear, including: Beach Chairs, Beach Toys, Boogie Boards.
- Please note our occupancy includes an additional 3 beyond bed count. There are two queen mattresses available to accommodate the additional occupancy.
- This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- The reservation holder must be at least 25 and must be present for the entire stay.

Parking Details:
2 reserved parking spots. 1 in the carport and another in the alley blocking the carport.
Street parking may also be available on Seashore Dr and 38th St.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff.

We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

Great long weekend

First time to Newport and first staying at this new listing. Everything was exactly as stated, clean, great patio for relaxing and everything you needed for your stay. Highly recommend for a family of 4 or less due to one bathroom. WiFi is not strong so bring hotspot with you if you plan on working from beach house. Great stay and we will be back next time in Newport!!!
