Looking for an intimate setting to celebrate an anniversary, birthday, retreat or wedding and would like to have additional day guests? If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. FUR FAMILY (DOGS ONLY & must be APPROVED) Up to 2 Dogs are allowed. All travelers are required to add the dogs while entering occupancy on the booking platform for full reservation total transparency. Contact us to add on the 2nd dog once your booking is confirmed as some booking platforms have quantity limitations. Dog fees apply for the full duration of the reservation. • Must be fully house trained & must completely be cleaned up after. • Leashed at all times when outdoors. • Not allowed on the indoor furniture or bedding. • Should excessive barking occur during your stay, please make alternative arrangements.

Home was clean and equipped with the basics, don't plan on cooking anything more than some eggs and bacon or heating stuff in the oven though. The AC was set on 75 when we got there and the humidity was so high the furniture felt wet to the touch. We draped blankets over the couch so we could sit on it without feeling sticky. The windows facing the beach are all so covered in salt you cannot see out of them, all except the glass door that the camera looks through. There is a camera outside on the porch, it points into the living room through the glass door which has no blinds or sun shade on it. Its the only clean glass on that side of the house so just know if you are sitting on the couch watching TV you are being watched. The camera moves around and watches everything which gives the place a weird vibe.

A few quick clarifications for future guests: The home features dual HVAC system, and guests have full control of the thermostats (we promise, no secret thermostat police on our end). Coastal humidity can definitely make itself known on the Gulf, and we’re always happy to help. Being beachfront means wind and salt air are part of the experience. We regularly rinse all glass and exterior surfaces within reach, but Mother Nature tends to do her own touch-ups quickly!
Exterior cameras are disclosed in the listing and positioned only toward the entry gate and stairs, not into the living room with another facing driveway ground level. We double-checked and confirmed everything is working exactly as intended (no couch surveillance here!). Cameras are not monitored and are only for safety and security.
Lastly, this reservation did violate our house rules regarding youth/prom-related bookings, which we discovered while nearby at another property. We ask that guests be upfront so we can make sure our home is the right fit for everyone. Guests are encouraged to reach out with questions or concerns before/during their stay. We truly appreciate the feedback and are always here to help make stays as comfortable, and drama-free, as possible!

Amazing stay
This house is amazing. Can not beat the up front ocean view and private beach access. Very spacious house, plenty big enough for 4 adults, 2 kids and a dog (5 day stay), clean and decorated nicely. Had all the amenities we needed. Owners are very nice and accommodating. Would love to stay here again.

So close to the water!
The house was good for my family. Plenty of room upstairs for the kids and plenty of room for me downstairs. The best thing is how close to the water the house is. Coffee on the deck in the morning was wonderful! The ocean and the waves in full view and the sound was what I needed. This is a great place to stay!!

What an incredible home. Has to be the best view in this area/location. Home was furnished very well with all of the odds and ends one would need for an extended stay.
It was very nice to have a fenced in yard for our Golden-Doodle. The entire property was immaculate.

Collins Annual Family Trip
Beach home is very nice, comfortable easy access to the beach. We didn’t realize the home is in a party zone and extremely dangerous to go the beach during the weekend. It was Mardi Gras on the back Friday thru Sunday!

Great spot RIGHT on the beach
If you are wanting to be as close to the beach as possible, this is the house. Beautiful home and a perfect spot. We didn’t even need a wagon or golf cart to haul our stuff to the beach just literally walked out the door and down the stairs. Even though the weather was rainy we were still able to play in the sand.

Perfect location and a beautiful property
This house was just perfect. The 2 master bedrooms was a great layout. They provide every necessity with a generous amount of towels and a washer/dryer. The kitchen is well stocked with basic kitchen supplies and appliances. The full size fridge with ice maker was great. The place was impeccably clean. The property managers were very responsive to questions. The fenced in yard was perfect for our dog.

Family Birthday Bash!!!
The house was very clean with updated appliances. Internet was fast and Dish network was great. The beach was just a few steps away. Don’t leave anything on the beach it will get taken. The kids came in too eat lunch left beach toys on beach came back in 30 minutes all toys gone. Beach was very clean Great location restaurants Steve’s Landing & Stingaree with in 1 mile. The seafood is great at both. We had a few issues No air upstairs & no hot water on west side of house but was fixed promptly. We will stay here again. Great for a large group!!

Beautiful Home!
We rented this gorgeous home for a 4 day visit with family for Christmas 2016. We had parents in from Florida and adult children in from California. The home was perfect for us with 2 master bedrooms - one for ourselves and one for our parents. Our adult children shared the other 2 bedrooms and even loved the bunk beds because it reminded them of their childhood!
This home is beautifully decorated and has all the amenities you could possibly need! We did take advantage of the golf cart rental and it was large enough to carry 8 adults comfortably on the beach and surrounding neighborhoods.
Since it was Christmas most of the Crystal Beach restaurants were closed but we did enjoy lunch at Hammerhead Grill on Dec 23rd where the food was delicious and the wait staff exceptional! We went in to Galveston for the other meals and had great food and service at The Spot and on the strand at Saltwater Grill. We were able to use the spacious kitchen to cook our Christmas Day meals at the beach cabin.
The view from this cabin is totally unobstructed and amazing. There is a fenced in yard that we didn't use because we had no pets or small children with us, but if you did this would be an added bonus for sure!
We built a bonfire on the beach Christmas Eve and enjoyed it very much!
Again, this house is absolutely beautiful and the owners were exceptional to work with!
The only thing I can think of that was absent is an ironing board (but there was an iron).
We will definitely be back!

Beach Breeze - three week stay
Traci and Faith,
We thoroughly enjoyed our stay, as did all of our weekend visitors. The following comments will not be posted anywhere, use them as you see fit. We will recommend Ocean Property to our friends.
Good location; we have been staying at Jamaica Beach and Spanish Grant. Not as much available in town, but we expected that. Nice beach but too many cars and trucks driving on the sand, worried us the weekend that the grandkids were here, had to watch for traffic all the time. Much better during the week.
Good value, similar to Galveston beach-homes, but newer construction.
The following items are very minor and did not impact our stay, but since we were here for three weeks, might have noticed things that your cleaning crew miss.
Appliances are all clean and working well. Ice maker tends to dribble out water at first when dispensing.
Kitchen well furnished, but only 6 coffee cups available with one of them chipped.
Towel holder upstairs master bedroom bath inside sliding glass door is loose and falls off when bumped.
Three outside lights, one on each deck, still burned out or blinking.
Downstairs bathroom door will not latch. Strike plate not aligned with latch.
Exit instructions in email say leave thermostat at 70, but dynotape on wall says 62.
Lower deck outside speaker fell off, main deck speaker hangs only by a wire.
Lots of litter and trash in the neighborhood, both sides of the dunes and in all empty lots, seems to come from beach trash cans that were always overflowing on Sundays, and street trash removal that leaves loose items in the empty cans frequently without lids.
Back yard is very dark at night, hard to grill after sunset, even with lower deck lights on.
Lower bunk bed by window needs a new mattress pad.
Caulk in downstairs shower and upstairs master tub is cracking and letting moisture in, turning black with mold and mildew. Maintenance guy took a photo of this when he was here with the refrigerator filter.
There was confusion on checkout time because book said 10 and VRBO instructions say 11.
After the backyard was mowed, we noticed a big red ant bed.
Again, this is just info you might need. But, we had a great time!!

Great Place to stay
This home is located on the beach! We had an amazing time. Home was clean and was supplied with all the items as described in the description. Communication with the property management was excellent.We would definitely stay here again. If I could add anything- it would be a resident pass while staying for the ferry. Wait times are terrible! You can drive around thru Winnie- but who don’t live a Ferry ride!

Amazing Place
I want to say this property I'd beyond impressive. From the moment you arrive the beach takes you in. The homes proximity to the beach is perfect. Literally feet away. When you walk into the home you feel right at home. The cabin is designed to be open yet provide privacy for those moments you want to soak it all in. Beds are more than comfortable... kitchen w granite tops and up to date appliances provide everything you need to entertain. We're already looking for the next weekend we can enjoy the beach breeze at this home. Five out of five and better. Love this home. Thank you for having us.

1. Chaperones: For youth reservations, we require at least one chaperone per four students. Their role is to supervise and ensure that everyone adheres to our rules. Safety and enjoyment are our top priorities. CHAPERONES ARE TO BE ON PROPERTY THE ENTIRE RESERVATION UNLESS OTHER ARRANGEMENTS ARE MADE AND APPROVED BY OWNER. 2. Youth Behavior Contract: All students and their guardians must sign a Youth Behavior Contract. This contract outlines expectations and responsibilities during their stay. THE ONLY STUDENTS ALLOWED ON PROPERTY ARE THE STUDENTS NAMED IN THE BEHAVIOR CONTRACT. 3. Prom Youth Rental Agreement: Additionally, all chaperones must sign a Prom Youth Rental Agreement. They must be present the entire reservation and must provide a VALID ID (similar to the primary renter). This document covers specific guidelines related to their stay, ensuring a respectful and enjoyable environment for everyone. 4. Prom/Youth Fee: To cover additional admin/preparations and monitoring for youth-related activities, we have a non-refundable $300 fee associated with hosting supervised youth reservations. Additionally, there is a $300 refundable security deposit.
