The Pinnacle Peak Vistas neighborhood is very private with large, multi acres lots protected by NAOS (Natural Area Open Space) regulations. NAOS ensures all homes must preserve the natural desert landscape which creates the authentic feel of the true Arizona desert that our travelers seek to enjoy.

You will be sent a keyless code before your arrival for the entry pad. Before, during, and after your stay, feel free to reach out to us at anytime.

Please note, all rental agreements and guest screening must be complete prior to receiving the code.

AGE REQUIREMENT
You must be 25 years of age to book our home. We will ask for the ID used at the time of booking to be present at the time of check-in. Person booking this reservation must be on the property for the duration of the stay.

PROOF OF IDENTITY:
Must be submitted at time of booking.

RENTAL AGREEMENT:
Must be signed at time of booking.

TRUST & SAFETY:
Upon booking, you give permission to PHX Stays to verify your identity and check criminal databases in order to confirm your reservation.

NOISE AWARE:
This home is monitored by Noise Aware. (Noise sensors don't record sounds. They monitor changes in the noise level)

BOOKING RULES:
We are on a Firm Cancellation Policy. No refunds will be offered or exceptions made for cancellation requests past what is stated in the policy. We highly recommend buying travel insurance to cover any unforeseen events or illnesses. Service fees are non-refundable in the event of a cancellation.

SECURITY CAMERAS:
For security and insurance purposes, we have installed security cameras for monitoring the entry door, the breezeway at front of home and the exterior garage. The cameras do not monitor the interior or outdoor living areas. The cameras are not monitored during stays however recordings will be reviewed if notified of noise complaints or if undisclosed damage is discovered.

WIFI: This is a smart house with several connected devices that will make your stay more comfortable. Wifi cannot be turned off by the guest.

LOCAL ORDINANCES:
Local ordinances have banned all venues/parties/weddings at short term rentals. If local law enforcement officers are required the guest is responsible for any and all fines, will be evicted immediately with no refunds and you will forfeit your security deposits.

PARKING:
There is garage parking as well as in the spacious driveway. Street parking is strictly prohibited.

NO PARTIES. NO EVENTS. NO WEDDINGS. NO LARGE GATHERINGS. NO UNAUTHORIZED PEOPLE ON THE PREMISES. This is strictly enforced and will carry a fine of up to $5,000.

RESIDENTIAL NOISE:
Being a Good Vacation Rental Neighbor:
This vacation rental is located in a residential neighborhood perfect for your getaway. In order to keep the tranquility of the community, we ask that you be respectful and mindful of your neighbors while on vacation. Quiet hours are strictly enforced from 9 pm-8 am.

PETS:
No pets allowed without prior approval. Unauthorized animals on the property will be fined $5,000 per violation plus any necessary deep cleaning/damage fees.

If you're lucky enough, you might just catch a glimpse of some of the incredible wildlife that graces Arizona's desert landscape. Keep your eyes peeled and your senses tuned in for the chance to witness these majestic creatures in their natural habitat.

As you enjoy your stay amidst the breathtaking wildlife of the desert, don't forget about your beloved pets! With so much fascinating wildlife around, it's essential to keep a close eye on your furry companions.

PHOTOSHOOTS:
No commercial photography bookings without prior consent since these are charged at a different rate or banned. This also applies to sponsored social media posts promoting a product or brand. Fees for photoshoots are separate from lodging fees. If you’re not sure what constitutes a commercial shoot, feel free to ask. Bookings through Airbnb are for lodging purposes only. We have a separate platform for shooting for events or brand promotions.

The City Council adopted a citywide "Nuisance Parties and Unlawful Gatherings" ordinance. The ordinance imposes fines up to $5,000 if police are called because of noise or parties. If the police are called and a fine is imposed during your visit, the fine will be your responsibility to pay.

City ordinance asks for music and noise to be kept at levels respectful to our neighbors after 10pm.
