Welcome to the perfect family vacation home! This house truly has everything anyone could want in a getaway - from the LSV/golf cart to the multiple porches and chef's kitchen plus the expansive living spaces both inside and out, it is a comfortable home for a family or group!

From the professional designer decor to the stainless steel appliances and chef's kitchen with island breakfast bar with 4 bar stools, to the gorgeous open-concept floor plan and wrap around porches perfect for entertaining, dining, and relaxing - plus board games for the family's enjoyment - this fully-equipped home is the perfect spot for memories to be made! There are also 4 beach chairs and an umbrella for guests' use!

This GORGEOUS home is situated in the ultra-desirable Camp District location of the WaterColor community, making for easy + quick access to WaterColor's numerous amenity offerings (Camp WaterColor for families is just steps away, the WaterColor Beach Club, countless walking trails, tennis courts, etc. just to name a few)!** Despite its prime location, the home remains private and peaceful, providing the perfect balance of convenience and tranquility.

The gourmet kitchen boasts granite counter tops, stainless steel appliances, breakfast bar with seating + eat-in kitchen, and a spacious dining area. Also on the first floor is a master bedroom which features a king sized bed and an attached private bath, and the half bathroom. Sit and enjoy the Florida breezes while relaxing on one of the covered porches or cruise over to Seaside for more eating, shopping and entertainment! There is also a large wrap-around porch on the first floor with lounge seating and massive dining table for relaxing after days spent at the beach or one of the 9 pools!

Upstairs you'll find 3 more bedrooms and 3 more full bathrooms, a screened-in porch with dining table and ping pong table PLUS a second indoor living room with a fireplace!

This house comes with a maximum of 10 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

**SECOND FLOOR:

-Guest Bedroom 4: Twin over twin bunk beds + en suite bathroom with shower / tub combination

There is also a pack n' play at the home for your use if needed.

Guest access

The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community, the closest of which is Camp WaterColor just a few doors down from the house!

The neighborhood has a quiet, comfortable feel - great for kids to play. The WaterColor Beach Club, about a 5-minute LSV/golf cart ride on neighborhood streets, features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and AMAZING playground for kids!

The wristbands for access to all of these wonderful amenities are included in the nightly rate and are no additional charge to the guests.

There is parking for 3 cars in the driveway, or pads located throughout the community.

There is a Publix grocery store within 5 minutes you can walk, bike, or take the LSV/golf cart too if needed.

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Weddings and other similar events are not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines.
-Check in is 4:00pm & check out is 10:00am. These times are strict and late check out will be subject to another day's rental fees.
-Smoking is strictly prohibited.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/golf cart, bikes, or other amenities provided to guests.
