We established a positive rapport with the guests prior to their arrival on **November 6th, 2025**. On **October 28th, 2025**, we sent a detailed welcome package outlining check-in procedures, inspection instructions, property rules, and our policy to address any concerns immediately upon notification. We clearly explained that guests should inform us right away if anything was damaged or out of place, and that our housekeeping team could be dispatched at once to correct any issue. During the stay, the guest reported supposed stains on the **pull-out couch mattress**. For context, **10 individuals stayed in the condo**, placing significant strain on the property. Importantly: * On **November 2nd, 2025** (just before their arrival), during our routine **professional insect control treatment**, the **pull-out sofa was fully opened and inspected** to ensure there were no pests. At that time, **there were no stains, damage, or irregularities** present. * **No concerns were reported upon arrival** on November 6th. * **The first mention of any issue with the pull-out couch was made on November 7th, after the guests had used it.** That evening, they requested additional sheets, which we immediately provided. We remained responsive and accommodating throughout their entire stay. All of this can be directly **verified by Maurice**, our property manager, who personally oversees: * Cleaning and inspection procedures * Bug spraying and pre-arrival property checks * General maintenance and management services Maurice can confirm that *as of November 2nd, the pull-out couch was fully inspected, opened, and found to be clean and undamaged.* --- ### Regarding Supplies As stated in the welcome package, we provide *“starter supplies”* similar to what is standard across professional vacation rentals. This includes: * **Two rolls of toilet paper per bathroom** * **Two rolls of paper towels** * **Two trash bags** This starter kit is intended to ensure guests are comfortable **until they are able to visit a nearby store** to purchase additional items according to their individual needs. With a group of **10 guests staying for a week**, it is reasonable to expect that they will need to replenish consumable supplies themselves. If we provided 20 rolls of toilet paper or similar excessive quantities, past experience shows these items are often taken or remain unaccounted for after checkout. This policy is clearly noted in the welcome materials and aligns with industry standards for vacation rentals. --- ### Additional Concerns Throughout the stay, there were several issues that raise concern, including: * Prohibited vaping despite prior notice that it was not allowed * Excessive alcohol consumption (evidenced by an empty bottle of Jack Daniels) * Extreme soiling of linens and towels far beyond normal use * Disposal of property items such as the bathroom area rug due to damage * Food left exposed throughout the unit * Refusal to allow our cleaning team access at the scheduled 10:00 a.m. checkout time—even though new guests were arriving at 4:00 p.m.—requiring **intervention from Vista K Security** * Attempts to escalate minor observations into refund demands from **day two of the stay** --- ### Host History and Performance * A **10/10 guest rating was received just five days prior** to this stay. * We are a **Premier Host with nearly 13 years of rental history and over 100 reviews.** * We have a verifiable record of *immediate resolution* of any legitimate concerns when communicated properly. We welcome constructive feedback and always act quickly to correct any issue.
