Guest Access:

Guests will enter the community through the security gate where they will be greeted by a guard. Bella Vida resort does not allow trailers of any kind (ie. boats, trailers, RV's, campers, U-Hauls, etc).



You can park in the driveway. There's also additional parking at the clubhouse. Guest can also park to the clubhouse, overnight parking is allowed for up to 2 vehicles.



You'll also gain full access to the luxurious BellaVida Resort, which features a large resort style swimming pool, a fitness facility, games room, cafe, volleyball and basketball courts, and plenty of space to lounge.



The Neighborhood:

Located at the Bella Vida Resort, just 5 miles form Walt Disney World, off US192 in Kissimmee. Theme parks and water parks are a short drive away, and you’ll be close to golf courses, restaurants and shopping.



Guests enjoy access to the resort facilities, including, a large community pool and sundeck, plenty of sports courts, a clubhouse, and over 15 acres of breathtaking lakes. It’s a great resort for families, there is a playground and shallow entry pool for younger children. Kids will enjoy spending time at the basketball and volleyball courts. You will also find a gym, table tennis, and foosball at the clubhouse.



Area attractions include all 4 Disney theme parks (Walt Disney World, Epcot, Hollywood Studios, and Animal Kingdom) plus both Disney water parks (Blizzard Beach and Typhoon Lagoon), Disney Springs, Universal Studios, Islands of Adventure, the all-new Volcano Bay water park at Universal, CityWalk, SeaWorld, and Discovery Cove.



Local golf courses include Famed Falcon’s Fire, Lake Magnolia, Osprey Ridge, Eagle Pine and more!

The house is minutes away from Disney World's Magic Kingdom, Epcot, Hollywood Studios, Animal Kingdom, SeaWorld, and Universal Studios.

Other Things to Note:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.



Pet Friendly:

• Pets are welcome. A maximum of two pets under 60 lbs each is allowed. A pet fee of $139 per pet will be added if pets are included at booking. If pets are not declared during booking, the applicable fee will be charged separately. Please note the booking platform only allows one pet to be selected; if bringing a second pet, the additional fee will be collected after booking.



Additional Services:

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• (Pool is currently unavailable) Pool and hot tub heating are available upon request and are not included in the booking price. The fee is $35/night per service or $59/night for both, with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Rent a Pack 'n play for $39 (one-time fee)

• Rent a highchair for $29 (one-time fee)



House Rules:

1. Parties, events and smoking/vaping are prohibited in or around our property.

2. Please don’t smoke inside my home or you will be charged a $150 fine or your full security deposit

3. Please don’t check-out late or you’ll be charged a $150 fine per hour past check-out

4. Large messes will cost up to one extra cleaning fee. Please clean up after yourself and any pets.

5. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.



Notice: Bellavida – Community Updates. Recreational vehicles such as ATVs, dirt bikes, UTVs, and side‑by‑sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest, so please inform all visitors.



Update from the Bellavida Community:

The parking lot near La Fuentes is strictly closed due to ongoing stormwater repairs near the lake and Stella. Vehicles found in the restricted area will be towed and relocated to the adjacent lot. Guests are reminded not to move cones marking hazardous work zones and to always check signage before parking to avoid relocation.
