Step into the open-plan living space complete with lounge area featuring an impressive double-height ceiling, an L-shaped sofa, two armchairs, a large SMART TV, sliding doors out to the pool deck and views to the pool.

There is a formal dining area to seat 8 and a luxurious, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 3. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, an air fryer, utensils, dishes etc.

There are two beautiful king suites located on the ground level. The first primary king suite has a stylish beach theme with a king bed, SMART TV and a luxurious en suite bathroom with shower, twin sinks, WC and a door leading out directly to the pool deck.

The stylish second king bedroom is located at the front of the home with king bed, SMART TV, and a bathroom located directly next door with tub/shower, sink with granite counter and WC.

Head upstairs to the fantastic second living area complete with sofa, armchair and a SMART TV – it’s a great spot to hang out and enjoy a movie! There is also a workstation in this area, complete with desk, office chair and lamp.

The second primary king suite is a beautiful spacious room with king bed, SMART TV and a huge luxurious en suite bathroom with tub, separate shower, twin sinks and WC.

Bedroom 4 is an elegant twin room with Smart TV and a bathroom with tub/shower, sink and WC located right next door.

Bedroom 5 is a fun Mickey Mouse room with bunk beds to sleep 2 and a SMART TV. Located just across the hallway is the fifth bathroom with tub/shower, sink and WC.

Step outside to the lovely south-facing pool deck with private pool, spa, shaded area with comfortable seating and loungers. The home has a pool fence for families with children and the pool and spa can be heated (pre-bookable optional extra).

There is also a fantastic Star Wars themed games room in the garage with table football, kids’ air hockey and basketball game.

This property has air conditioning throughout, free Wifi, SMART TVs, cable in the main lounge area and free local calls. There is a laundry room with washer, dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for one vehicle, two additional vehicles may park on the street. Maximum of 3 vehicles can be registered to the home.

The stunning Champions Gate resort offers you complimentary access to TWO unbeatable clubhouses, one with a brand-new waterpark. Both clubhouses offer pools with lazy rivers, kids’ splash pads and slide. The home is a quick walk to the Oasis Clubhouse that also features a bar, a restaurant, a state-of-the-art gym, cinema room with daily movies, beautiful communal pool with bar, separate large lazy river with water slide and kids’ splash pad, tennis courts, beach volleyball. The second clubhouse is a few minutes’ drive from the home and features a water park, pool, lazy river, splash pad, crazy golf plus more!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. A maximum of 3 drivers/vehicles can be associated with your reservation (guest names must be registered with us before your day of arrival). 1 car can park on the driveway. 2 cars can park on the street.
10. The bunk bed is for two guests only with the top bunk only to be used by a guest weighing up to 150 lbs. Please be cautious with the use of the bunk bed - no bouncing or jumping off it. No children under 8 years on the top bunk. Use of the bunk bed is at the guest's liability.
11. Upper lounge has a balcony effect ledge that overlooks the living area below. Children under the age of 14 should not be left unattended in this area. Strictly no climbing, sitting, resting or leaning over the ledge by guests of any age.
12. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
