There were five of us and a dog and the size was perfect. So nice having three bedrooms with their own dedicated bathrooms!

Overall, I recommend this vacation rental. Reviewer Comments: I’ve been coming to topsail beach (south end) every summer since 1980. I’ve stayed in many different cottages with many different rental companies. This is my fourth year in Risky Business and have already secured my 2027 stay there. The location is great - oceanfront, well stocked with kitchen items, books, puzzles etc) easy to get to ice cream shop, deli and beach shop grill. Four full baths is a plus, interior is bright and cheery. Landmark is great to work with / very responsive any time I have had to call the Thanks to the owners for sharing your beautiful home with us!

Very nice location and good beach. But the house was obviously a investment group-owned rental with cheap appliances and furnishings. For the money, we expect better. The toaster was broken, the blender didn't work well, and the kitchen appointments were strange and sub-par. The owner group should up the game in the decor. We will not rent this property again.

Overall, I recommend this vacation rental. Reviewer Comments: Very well appointed house. Three lower bedrooms are all ensuite. Bring your own salt, pepper and other spices. The kitchen has almost everything you will need in utensils, pans, etc. but no basic spices. Will come back.

The house was clean, fully equipped with all we needed, comfortable and well decorated. This end of the island is the place to be if you like a beautiful, wide stand beach without too many people. Being able to bring our dog was the icing on the cake!

On the beach, within walking distance to the sound, and in a quiet neighborhood this house has it all. We vacationed with 4 teenagers and they all enjoyed the close proximity to the water. The house was clean and the kitchen was well stocked. We found the beds to be very comfortable. The outdoor shower was convenient. We all enjoyed sitting on the deck in the evenings and listening to the ocean. We look forward to staying at Risky Business again!

Reviewer Comments: Everything about this place was great (location on the beach, big kitchen with everything you will need, parking, outside hoses/shower for rinse off, interior layout, and lots of TVs,.... beds made when we got there and plenty of bath towels, hand towels provided. I could go on and on...The only nit-pic was that that sliding glass door on the MBR was not operable and the sliding glass doors on the two other first level bedrooms were difficult to open/close. LandMark is/was aware of the problem and had a contractor come out to evaluate it while we there. Everything else functioned well.I highly recommend this place.

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house had not been cleaned properly. Dog hair from previous renters (we did not have any) was on furniture - both living room and bedroom (including tables which could have easily been swiffered). Had to vacuum out the drawers in bedroom before using. Used bar soap left in shower. Exhaust fan in master bathroom was useless - needs to be fixed/replaced. Very dark in bathrooms - very little lighting (pic is deceiving) Ceiling fan in master bedroom was very little help, wobbled and made a lot of noise (and the noise varied so it wasn't even consistent white noise) - it needs to be replaced. Bedrooms were crowded with furniture. There is now a dresser in the king bedroom which is not in picture. The dresser is nice to have but causes an issue with walking space. We rearranged the master bedroom in order to be able to walk around the bed (we put it back the way it was before leaving - I wonder how many other people do the same thing). One lamp in master bedroom could not even be used as there was no outlet there. Water has terrible odor & taste (but that is a local problem and not the fault of the property) - thankfully the fridge had a water filter (although the ice maker did not work). Deck furniture was nice. The location was great - liked the quieter end of the beach.

Overall, I recommend this vacation rental. Reviewer Comments: Risky Business was clean, comfortable and well located. The beach on the south end is much wider than in Surf City and North Topsail, which we appreciate. Beds were comfy and linens were included, which a plus! Downside during our stay was the ice maker and water dispenser on the fridge were broken. We made do with reusable ice packs for our coolers and bottled water.
