Directly across the street from Sandy Pond which leads to Lake Ontario. Our 4 season cabin is in the heart of the salmon, ice fishing, and snowmobiling capital of New York. We are a boaters paradise in the summer with the boat launch across the street and our privately owned dock to keep your boat. Sandy Pond State Park is minutes away with beautiful sand beaches. At the end of the day, cook a home cooked meal in our cook`s kitchen which is fully appointed & includes a coffee bar.

We highly recommend you purchase trip insurance

$100 extra will be added on for extreme shedding dogs. The fee goes to the cleaners for the extra work needed after a dog stays. Please pick up all dog waste from yard. Please use provided waterproof dog blankets if they will be on couch or beds.

No unregistered guests. Only the specified guests noted in the booking are allowed on the premises unless permission has been granted. No overnight guests.
No smoking of any kind in the house.
No illegal substances. Illegal substances are strictly prohibited and grounds for immediate eviction from the property.

No loud music or noises that could disturb the neighbors.
Quiet hours from 10pm to 8am.
Let us know right away if you break or damage something so that we can make arrangements for its replacement. There will be a charge for any missing or damaged items. We do have ring cameras at the entrance but they don’t record or have sound. We also have a camera on the front of the house facing the water and one facing the back yard

We don`t have a long checkout list for when you leave but please ask that you pick up after yourself

Direct booking and Vrbo/Expedia bookings will have a $200 pre authorization hold on your card for damages Nothing will be charged unless we notify you that there are damages.

Guests bringing boats will need to park down in the parking lot since the driveway is too narrow
