"Geneva Grace" is a "responsible dog owner friendly" home located in a quiet residential neighborhood, walking distance to Geneva's Downtown Iconic 3rd Street with over 160 specialty shops & restaurants (1.1 Mile)! The Fox River is (1.3 Miles) with its 40+ miles of bike paths. Rent a bike from Mill Race Cyclery & bike 10 minutes to downtown St. Charles or Downtown Batavia or a 5-minute drive!

About Space:

Modern two-story home with 2082 sq feet and an open floor plan, fully stocked kitchen, 4 bedrooms with the primary bedroom on first floor! Perfect if stairs are an issue for anyone in your party! The other 3 bedrooms are upstairs and share a large full bathroom with dual sinks and a walk-in shower. Main floor has another full bath with a walk-in shower for a total of 3 full bathrooms! Every bedroom offers a Smart TV and quick reliable Wi-Fi for all to enjoy.

First Floor:
Primary Bedroom - King bed with ensuite full bath, Living Room, Dining Area, Breakfast Bar, Seating Nook, Laundry Area, Kitchen w/ SS Appliances, Granite Countertops and fully stocked.

Second Floor:
Bedroom 2 with a Full Bed, Bedroom 3 with a Queen Bed and Bedroom 4 with a King bed and large bath with dual sinks in main hallway and additional full bath with walk in shower on main floor.

Backyard:
Adirondack Chairs (8) around wood fire pit (wood not included) and evening string lighting... Fence coming in June 2024!

There are 4 bedrooms with 4 beds for up to 8 people PLUS a 20-inch-deep California King Air Mattress that can accommodate 2 more guests ie guest #9 or #10.

Pet Policy- Max 2 housebroken dogs, no other pets permited. Pet rate is per dog. $30 per night per pet. ****Please know the booking platform does not charge the full pet fee and you will receive a separate invoice.**** See house rules below regarding pets

Two extra chairs for the dining room table are in the basement along with a leaf that is chipped but there is a teal tablecloth in the laundry room on the shelf.

This rental includes a MODERN KITCHEN with BREAKFAST BAR as well as a fridge/freezer, stove, oven, microwave, toaster oven, coffee maker. Essentials like plates, cups, glass cookware, pots/pans, utensils, & paper towels will be provided for your use.

Guests can park in the driveway --There is room for 2 vehicles and street parking is also allowed in front of the home. Please do NOT block sidewalk or mailbox.

PLEASE CAREFULLY READ our House Rules before your stay. All guests who have booked and paid for their stay with us are obligated to adhere to the following House Rules. Any violation of these rules could result in additional fees and/or immediate booking cancellation and a right to a refund will be forfeited as per our reservation policy. The host reserves the right to remove any guest from the home at any time and/or apply violation fees to the reservation. Thank you in advance for being courteous and responsible. We hope you enjoy your stay!

1. PHOTO IDENTIFICATION is required for security and liability purposes. Please submit a driver’s license (or an equivalent ID) at time of booking . Once the ID is received, the door code will be activated at time of checkin.

2. NO VISITORS, GATHERINGS, PARTIES OR EVENTS are allowed on our premises. We are happy to accommodate all our guests, however, for legal and insurance purposes we cannot allow unauthorized visitors, gatherings, or events. All guests, including friends or family who will be in the home at any point, are required to be listed as additional guests at the time your reservation is made. Guests who allow unauthorized persons on-premises will accrue a $100 fine per unauthorized guest and the unauthorized person(s) will be considered trespassing. Prior to instant booking, locals are required to contact the host for these reasons as well.

3. NO SMOKING, on the premises. This includes smoking cigarettes, vaping, marijuana or use of illegal drugs. Guests may smoke in their vehicles, designated by host area or at the end of the driveway. Please do not discard cigarette butts on the premises. Violation of smoking rules accrues a $500 fee.

4. NO DRUNKEN OR DISORDERLY BEHAVIOR on-premises. We want you to enjoy your stay with us but ask that all our guests conduct themselves appropriately as to not disrespect our home and neighbors. The host reserves the right to remove guests in violation of this rule and a refund will not be granted.

5. NO TAMPERING/REMOVING SURVEILLANCE CAMERAS on-premises. All our homes are equipped with exterior security cameras to ensure the safety and cooperation of our guests. Please do not tamper, block, or remove cameras. Guests who violate this rule will be removed immediately; their reservation canceled without refund.

6. DAMAGES & EXCESSIVE DIRTINESS will accrue additional fees for the guest. Please try to leave the home in the condition it was in when you arrived. Our cleaning fees are set based on a ‘courteous guest', therefore excessive dirtiness and /or damages to the home or property will result in additional fees. ***Guests, will pay a 100% refundable security deposit of $250. The security deposit will be requested after the booking has been confirmed. VRBO guest terms of service state that you are responsible for leaving an accommodation (and related personal property) in the condition it was in when you arrived”.

7. LATE CHECKOUT will result in $50 fees for every 30 minutes the guest persists on premises after checkout. The standard checkout time for any reservation is 11 am. Our cleaning crew is scheduled to service homes between reservations; therefore, we ask guests to cooperate with check-out/check-in times.

8. PET POLICY: We allow a maximum of 2 pets (including service animals) per reservation for our pet-friendly homes.
We love pets and have one of our own! However, as a common courtesy to us, our home, our cleaners and future guests; we kindly ask that you respect the following PET POLICIES & RULES:
• Guest must provide pet bedding/crate and towels to wipe off wet paws and fur outside. House towels are NOT to be used for pets.
• Pets are not allowed on furniture or beds.
• Pets are to be crated anytime they are left home alone.
• If guests’ pet sheds, please brush outside daily and clean up any hair inside the house.
• Guests must pick up after their pet and discard waste properly. Our cleaners will NOT pick your pet waste from the yard. Please bring your own plastic bags.
• Pets are NOT allowed to be washed in the bathtub or showers.
• Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage immediately so we can fix any issues before our next guests arrive.
• We ask that you vacuum and clean up messes at the end of your stay.
• The “Accidental Damage Insurance” does NOT cover pet damage.

9. GUESTS MAY NOT RECEIVE MAIL to the reservation address. Please do not list any of our rental home addresses as your place of residence.

10. THIRD PARTY BOOKINGS, or reservations made by an individual on behalf of others, will accrue an additional $500 refundable deposit to be paid after confirming the reservation. The driver’s license of the person that reserved the listing along with a driver’s license and phone number of at least 1 member that will be staying in the listing will be submitted to the host.

11. GUESTS ARE RESPONSIBLE FOR FEES ACCRUED PERTAINING TO ANY VIOLATION while on our premises. Any damages made by guests, their friends, family members, or pets will be subject to additional fees that exceed the “Accidental Damage Insurance” of $500.

12. PLEASE LET US KNOW OF ANY ISSUES. We strive to provide all our guests with a positive experience and are dedicated to doing just that. If you have any concerns during your stay to please reach out to us, we’ll be happy to help resolve any issues and ensure you have a pleasant stay.

13. RELEASE OF LIABILITY. To the fullest extent permitted by law, you (guest/s) agree to defend, indemnify and hold harmless, Anthony J. & Nicole Tudisco and their officers, directors, agents, and employees from and against any and all claims, suits, liens, judgments, damages, losses and expenses.

Your cooperation with our House Rules is appreciated and although most of our guests are courteous and responsible during their stay, we wish to give full disclosure of our policies ahead of time.

We recommend all guests purchase Traveler's Insurance.

Great location
The host was very good about communication before and during the stay. Beds were very comfortable. First floor bedroom has an en suite but it is a tub/shower combination. The walk in shower on the first floor was off the kitchen. I noted this simply becuase we put the 82 year old with mobility limits in the downstairs bedroom but he needed to use the other bathroom on the first floor instead of the ensuite. Kitchen was well stocked with dishes and glasswear and some seasonings basics. Neighborhood was well cared for and about a 15 minute walk to the historic homes /shops area along the river. It is an easy walk with sidewalks. Backyard included chairs around a firepit and was well cared for. Would definitely recommend Cocoa Bean bakery for breakfast! Almond croissants were the best ever and it is about a 15 minute walk from the house.

Besides being walkable to town, modern updates with the charm of a cape cod style home! We put high quality bedding and towels as well as a well stocked kitchen into the home. Those were the things that always mattered a lot to us when we traveled ourselves. We hope our guests agree!
