Osceola Hills - Brownwood and State Road 44
The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost is $50 and The Villages only allow two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on the premises at any time. Violations will result in fines.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
GOLF CART DETAILS: - Golf Cart Maintenance Fee is $125 at the time of booking. - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission. - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use. - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.
POND is NO FISHING ALLOWED!
Pool Heater - IF used - must not exceed 20% of Propane Supply or Additional Charges may be incurred! If heated above 82degrees, it is highly recommended that you turn it back down to 82degrees when done in the Spa. Thank you in advance. There is a pool heat fee for use of the Spa. Please inquire within.

We rented this property for two months. We expected a lot and were not disappointed. The house was spacious, well furnished and comfortable. The lanai was comfortable and encouraged laughter and good conversation and camaraderie. The birdcage was our favorite part of the property. The view overlooking the pond and watching all the shorebirds, wading birds and waterfowl while enjoying a cold drink was spectacular, as was watching the resident alligator.During the first two weeks of our stay we had occasion to contact the property management group to address three separate, but minor issues. All three issues were resolved, (a) promptly, (b) successfully/satisfactorily, and (c) with friendliness and courtesy by the attending staff. Our compliments and thanks to the property management folks.

Great Stay!
We had a wonderful stay at the property. My only complaint was the alarm related to the lanai/pool area. Seems like there could be a better setup to prevent the loud noise, but I do understand the safety issues. Overall, we had a very pleasant stay and the host was very responsive to our needs/requests. I would highly recommend to others.

Good location
Property was clean. No extra towels ones we had,had holes in them. Beds were not comfortable. Could not get the spa/pool heated a that was one reason why we rented that property so our son could go swimming.

Fabulous house and absolutely wonderful stay
We loved this house! It was so serene to sit in the lanai and look out at the beautiful view of the lake. The house is exactly as advertised. It was sparkling clean. The layout of the house was perfect to accommodate our adult son’s wheelchair. We didn’t really make use of the activities- but there were a mind boggling variety of things to do. For us this was a very much needed relaxing, do nothing kind of vacation. I wouldn’t hesitate to come back

Very Nice Property
We stayed in this property for four nights. The house was nicely appointed with everything we needed and in working order. Furnishings and rooms were very nice. The water view was beautiful. Drove to Sawgrass for dinner twice and a Publix/gas/pool were all located close by. This was a last-minute trip so getting our Village ID’s was a challenge but it all worked out. The only suggestion for improvement would have been to have the option of a later check-out or earlier check in—we would have paid extra for this!

Beautiful Home and perfect location
My family enjoyed our stay. Home is beautiful and well equipped. Enjoyed watching birds on the pond from the lanai. Perfect location and appreciated the use of the golf cart.
Village Valet was promptly available when the door code access did not work at check in. They were readily available even though it was after hours.
The only concern was the extra person charge of $90. The home listed as sleeps 6 and we had 4 people. This does not seem right.

1. The lanai was not usable because it smelled like pet urine. The property manager had a cleaner come and power wash the pavers but the smell did not go away. We could not sit in this room. We rented this property because the pictures showed a beautiful lanai overlooking the pond with a small pool.
2. The access code did not work. We called the property manager and she gave us the vendor access code to get in.
3. No one told us that the pool was going to be cleaned during the week. We just came back from an outing and my wife changed into her bathing suit and sat next to the pool when 3 individuals came to the screendoor and tried to get in. They shocked the pool and didn't say anything about waiting to go into the pool until I asked about it.

Disappointment
We were scheduled to arrive on January 1 and notified the rental agent and arrived on the afternoon of January 2. We were told by the person cleaning the house that we weren’t supposed to be there till 4 o’clock and she couldn’t continue cleaning. The floors were filthy. We had to purchase our own cleaning supplies. No vacuum. Agent located in owners closet after several calls.. The “pool” was oversized hot tub. Heat not working. Many calls to agent revealed propane empty. Spa too cold for use until 1/17. The mattress in the front bedroom was in poor condition. The spring on the left side was protruding. The lamp on the left side of the couch was broken.We had to purchase cleaning solutions for floor.. I placed several calls to the agent and did not receive a return phone call. It took about four days to get response that were satisfactory.There were no extra blankets and the evenings were in the low 30s. Mark located one in owners closet, Only one set of towels per bathroom. While we had a washing machine, it was inconvenient to have to wash towels every 3 days. In summary, for the price we paid, I would have expected A 1 service. The issues I experienced exhibit mediocre service and mediocre effort in preparing the home.
