Welcome to The Prairie Perch 15 just minutes from Manhattan off a well-maintained paved road with beautiful views of the Flint Hills & Tuttle Creek Lake as you approach the property.

This 3 bed, 2.5 bath home has been fully renovated with high-end natural finishes & guest comfort as our top priority. The Prairie Perch sleeps up to 7 guests with a bonus office space & 4 outdoor hangout areas to include a firepit!

You will love the ultimate privacy provided by the thick layer of trees completely surrounding this home!

You will be in awe as soon as you walk in the front door with the natural light and vaulted ceiling in this open concept freshly remodeled home. Right away you will notice the granite countertops, limestone backsplash and fully stocked kitchen even down to the quesadilla maker and kiddo eat-ware.

The dining area seats 7 and is open to the living room with 55-inch smart TV. Right off the living room is the office space with a desk to include USB ports. The daybed is also in this area for the 7th guest sleeping spot. A beautifully tiled half bath completes the main floor.

Next you will make your way up the modern stairway to two more bedrooms. First will be the king room with two side tables that include USB ports, a bench, and closet. The next bedroom is the queen room with once again, 2 side tables with USB ports and a closet. A Jack and Jill bathroom with tiled shower/tub combo is between these two rooms.

In the basement you will find the 3rd bedroom/rec room complete with King bed, 42-inch TV with Roku and soundbar, electric fireplace, boardgames, puzzles, books, kitchenette and a poker table. This room also has 2 closets, an on-suite bathroom and walk-out access to the outdoors. The guest accessible laundry room is also off this 3rd bedroom/rec space.

Lastly is the outdoor space. On the main level is the deck with great sunsets and bird-level tree views. (Bird seed/hummingbird mix provided if you want a closer look) Below is the covered patio and sunning patio complete with 4 top table and chairs, a rocking bench and 2 lounge chairs. The charcoal grill is also provided in this space (bring your own charcoal). Enjoy an evening down near the woods at the propane firepit with bench seating.

Parking is also provided in front of the garage and along the private lane. There is a turnaround spot at the base of the lane for easy departure.

We hope this home soothes your soul as much as it does ours. We enjoy watching the various songbirds and hummingbirds from the deck, catching views of turkeys, fox and deer as they visit the property, and stargazing from the relaxing firepit with family and friends.
