Check-in: From 3:00 PM (4:00 PM for villas or 3-bedroom+ apartments)

Check-out: By 11:00 AM (no late check-outs possible)

Mandatory in-person check-in required for this building. Self check-in is not allowed. You must share your exact arrival time at least 24h in advance.

Check-ins after 10:00 PM incur an additional fee of 200 AED.

--- Security Deposit 💳

A 1000 AED damage deposit is applicable (for direct bookings only). For 3-bedroom+ apartments and villas, the deposit is 2000 AED.

This is a pre-authorization, not a charge, and will be automatically released within 7 days after check-out, provided there are no damages.

All rates include 5% VAT

Tourism Dirham fee: 10 AED per bedroom, per night

No smoking inside the apartment (only allowed on the balcony)

No parties or loud gatherings

Respect Dubai laws, the building community, and furniture

Alcohol-related items like wine glasses are not provided due to respect for owner preferences; feel free to bring your own if needed

🚭 No smoking allowed inside the apartment. Any trace of cigarette smell or damage will result in a 1500 AED fine, as we will need to deep-clean the curtains, bed, sofa, and rug.

🚫 No parties or loud gatherings are allowed. I reserve the right to cancel the booking and alert building security immediately in case of disturbance.

🐾 NO pets are allowed.

🔑 Lost access cards, parking remotes, or building keys will be charged 500 AED each (up to 1000AED).

🙏 Please treat the apartment with care, as if it were your own: avoid touching the walls with dirty hands, and be mindful not to stain the sofa, mattress, or carpet.
