Summary:
If you’re looking for clean & cozy apartments in the heart of an up & coming historic district then this is the spot for you! You’ll be steps from restaurants, a bakery, an amazing coffee shop, & 3 breweries.
Historic Springfield is filled with gorgeous historic homes, lush parks, and new development, but its location is not ideal for travelers seeking a fully developed neighborhood.
Of note, these apartments are adjacent to a busy street so you WILL experience some street noise while staying here!
The Space:
Guests have access to the entire 10BR apartment featuring hardwood floors in every room except the kitchen and bathroom.
The living room includes a sleeper sofa with a cot that you pull out and pop up to form a full-sized bed when combined with the ottoman, a wall-mounted Smart TV (with local channels, Netflix, Amazon Prime Video, and Hulu), a desk, and a kitchen table.
The kitchen is stocked with utensils, a microwave, coffee pot, toaster oven, refrigerator/freezer, oven/range, cooking utensils/cutlery and plates.
The bathrooms are supplied with towels, and shower items (soap, shampoo, conditioner).
Guest Access:
Guests can access the front and back of the building.
Front of the building has street parking
The back of the building offers a parking lot.
The Neighborhood:
Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown. You'll initially fall in love with the gorgeous late 19th/early 20th century houses but you'll want to stay for the amazing people. Join a First Friday party, check out the weekly Main Street cruise, downtown's Art Walk, Porchfest if you're in town in the fall, or one of the yearly home tours.
Getting Around:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We are pet friendly and charge $30 per night per pet for short term stays. For longer stays, we charge $150 per week and $300 per month per pet. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
PLEASE ENSURE YOU INDICATE THE CORRECT NUMBER OF GUESTS IN YOUR RESERVATION. We charge for guests over a set amount so if you indicate an inaccurate amount of guests and we see that you have brought more guests than indicated we reserve the right to charge you double the standard rate (we have in house management and in building video surveillance that we use to validate guest quantity).
The building has 2 new (as of Aug 2018) coin-operated washers and 2 new (as of Aug 2018) coin-operated dryers in a laundry room on the bottom floor of the building. Please keep this in mind when budgeting for your stay, particularly for longer term guests.
These apartments are on Main St so you may occasionally encounter street noise since there is sometimes traffic here.
A TV with an HDTV antenna is available but there is no cable. You are welcome to log into your streaming services.
If you want to watch sports - Crispy's (less than a block down the street from you) is great for watching a game while grabbing a delicious pizza!
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples). I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
There is a single parking spot available to guests in the gated area directly behind the building. There is ample free street parking available to guests with more than one car directly in front and all around the building (particularly in the block just south of the building).
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a Nest thermostat in place in this apartment and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Finally, smoking is strictly forbidden anywhere on the property - the apartment, atrium and building common areas, or rear parking lot***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***
Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

All reservations require the primary guest (the booker) to complete a secure online check-in process prior to arrival. This includes:
-Uploading a valid, unexpired government-issued photo ID
-Uploading a selfie to confirm identity
-Reviewing and signing our rental agreement
This process is similar to hotel check-in and is required because we do not typically have staff on site. Check-in instructions will only be provided once this process is complete.

In some cases, we may also request a security deposit and/or apply a damage waiver fee in accordance with booking channel policies.
Guest Count & Occupancy Policy
Each listing includes a maximum number of guests based on unit type and local regulations. Additional guests are welcome for an added nightly fee:
-4 & 5+ bedroom units: $50 per guest, per night after 8 or 10 guests, respectively
Please ensure your guest count is entered accurately at booking. We will confirm the number of guests after reservation. If the guest count changes, pricing may be adjusted accordingly. For safety and compliance purposes, exterior security cameras are used to verify occupancy. Unreported additional guests may result in additional charges.
Pet Policy
This is a pet-friendly property. While our cleaning team is thorough, guests with severe pet allergies should be aware that dogs or cats may have stayed in the space previously.

-$50 per night, per pet
-$250 per week, per pet
-$500 per month, per pet
