Occupancy and Pets
The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee of $100 per pet
Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Driving Access, Parking and Entryway:
-Parking is limited to 6 vehicles.
-Access from the parking to the front door requires climbing 15 steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling
-Trash and recycling dumpsters are located on site.

-The use of both the backyard trampoline and the swim spa is at the guests' own risk, and the property owner cannot be held responsible for any injuries or accidents.
-Ice skating rink use is subject to weather and ice conditions. This is an amenity we offer at no cost; no refunds are given if the rink cannot be used for any reason.
-A signed rental agreement is required for all reservations.
-There is a Nest Camera facing the driveway and a Ring Doorbell at the front door.
