Mod Manor at River North (RiNo)

Located in the heart of the River North arts district in Denver Colorado, the Mod Manor RiNo maintains a historic feel while welcoming guests into a super fun and timeless design. The main floor features a spacious living room with a smart tv, large dining room for formal dinners and an updated kitchen. The primary suite has its own bathroom and a king bed. The other two rooms each have a queen bed and a twin size daybed. Outside, you'll have a large yard and patio with a gas grill.

House Rules:

- Please make sure the number of guests on your reservation is accurate.
- ALL smoking must be done outside. Do not cover or disable the smoke detectors. There is a $100 violation fee.
- To avoid any insects please don't leave food out overnight.
- Any pet other than a dog must be approved in advance.

We have dogs ourselves and we want to provide our guests the option to travel with their pet. However we have had some irresponsible dog owners in the past and now feel the need to clearly state some requirements. If you are traveling with a pet:
- There is a $100 non-refundable pet fee
- Up to two well-behaved dogs are allowed on the property
- Your pet must be fully potty-trained and not destructive
- Your pet cannot be left alone if it suffers from separation anxiety
- Pets are not allowed on the furniture
- Please clean up after your pet outside

Larimer Street in RiNo is the most happening part of our city. Lined with amazing shops,
restaurants and street art it is just a few blocks away, to immerse yourself in this local
cultural experience. Here are some of my favorite restaurants all within walking distance
of the Manor in the RiNo arts district. Keep in mind people love to have a good time
around here so be sure to get a reservation ahead of time!

Denver’s food scene is exploding and I know there are many more great spots
but these are my favorites! I don’t drink coffee but all coffee shops
in RiNo are fun and hip.

Of Course our pride and joy which is about a 25 minute UBER ride is:
RED ROCKS PARK AND AMPHITHEATER
Everyone should experience a Red Rocks show once in their life. BRING A WATER
BOTTLE!
It’s literally on the side of a mountain.
As far as sports goes, Rockies Stadium is about 12 blocks away, while Mile High
and Ball Arena are a bit further but just about a 10 minute drive max! (without traffic)
Another great feature of our town is our local immersive experience called
Meow Wolf which is also a quick drive or UBER about 10 minutes away.
You will have a custom door code during your stay
I have had a great time designing and staging the house for your enjoyment! Here are
some things you should know.

HOUSING INSTRUCTIONS

Outdoor locks are set to lock behind you after 4 minutes.
Light switch by the backdoor should always be left on. Its our security light.
Espresso, Coffee and Tea are provided!
Kitchen is stocked with necessities. Please leave empty cabinets empty.
Kitchen Table light switches are on the chord mounted to the wall.
One behind the plant and the other one in the same location on the opposite wall.
Thermostat is hiding behind the tall plant in the dining room. Sixty Eight is a good
temperature for Winter heat and Seventy for Summer AC.
Garages are locked for owner storage.
Blue Recycling bin out back.
Propane grill should be ready to go. There is a spare propane tank to the
right of the backdoor on the ground.
Feel free to stock the coolers just please leave them on the premises.
Laundry is in the basement. That should be the only reason
you need to go down there.
Please refrain from entering owner area in the basement.
Each bedroom has a fire place space heater for winter and a ceiling fan for
summer.
Fans are controlled by remote. Please leave remotes on the bedside tables.

Power strips are located by each bed for charging.
Parking is always available right in front on Champa St.

Even better than advertised!
One of the best rental experiences we’ve had! Check-in was seamless, house was spotless, and kitchen was already stocked with essentials (including coffee). Communication with owner was very easy and location was even better than anticipated. Thanks for a great stay!

Perfect weekend getaway
Spacious lodging convenient to local restaurants and entertainment venues! Large yard that I wish we could have spent time in when it wasn't snowy and cold. :-) Front gate was not in place during our stay which was mildly inconvenient with our dogs (the house faces a busy street curve with speeding drivers). Quiet location despite the traffic. Only complaint was an overuse of plug-in air fresheners in the house, which gave it a heavy perfume smell that resolved when we unplugged the diffusers. We will definitely be renting this property again!

Great weekend!
We had a group of 7 and the home remained spacious and realtively quite for those choosing bedtime over the groups's shenanigans. Close enough to find food on foot and easy enough to get rideshare pick ups to places just out of walking distance. It was a great weekend and would highly recommend.
