This inviting home offers TV's in each bedroom, 2 car garage, gas grill & Treager smoker. Dog friendly. Netflix Studios is a short walk away and Isleta Amphitheater is just over a mile down the road.
This new home is located in one of Albuquerque's newest neighborhoods and offers a community park, pool and dog run. Spacious living area and Outdoor area for enjoying ABQ's amazing weather.
Sleeping Configuration:
Master: King Bed
Bedroom2: Queen size bed
Bedroom3: Queen size bed
**Please note, all bedrooms are on 2nd floor - you must climb stairs
Bathrooms: stocked with soap/shampoo/conditioner, qtips, hairdryer, towels
Bathroom 1 - off master bedroom: garden tub, walk-in shower, 2 sinks
Bathroom 2 - off the central hallway: tub/shower combo, 1 sink
Bathroom 3 - downstairs, half-bath
*Each toilet equipped with bidet
Kitchen:
-Fully equipped with new appliances: stove/oven, Fridge w/icemaker, dishwasher, microwave, blender, Airfryer, kettle
-Traditional drip coffee maker, coffee, creamer & sugar
-Stocked with dishes, silverware, cups/glasses, cooking utensils, pots/pans

Back yard: outdoor seating, treager smoker & gas grill
Full size washer & dryer with soap provided
Parking: 2 car garage: 6'7 tall, 15'9 wide
Pets: We are DOG friendly, on a case-by-case basis and must be agreed upon, in writing, upon booking. Please review the rules and contact me first. There is an additional pet fee charged based on age/breed/size/quantity of the dog(s) & # of nights stayed. $50 fee is included for 1 dog. If you have more than 1 dog additional fees may be due. Fee reductions considered for 1 night stays, please contact me. NO cats allowed due to severe allergy.
Community Pool & Parks: these are shared with the community. Hours/Days of operation are subject to change at any time.
NO PARTIES: there are absolutely no parties or gatherings allowed for the home AND this includes the pool area. Do not rent this home if you looking for a place to host a party.
OTHER THINGS TO NOTE:
Community Amenities are not guaranteed: pool, park, dog run
Max of 4 adults/6 total guests unless otherwise agreed
Traeger: guest understands this is not a guaranteed amenity. If pellets are out we will do our best to arrange for refill when our schedule permits OR if guest refills it we will reimburse for cost so long as the remainder of the bag is left upon departure.
Pets: dog(s) are allowed on case by case basis, $50/dog pet fee will be sent separately and must be paid prior to checking in. NO cats allowed due to severe allergy
Commercial vehicles, RVs trucks and vans exceeding 22 feet in length and trailers may not be parked overnight in the public streets unless a special exemption is obtained from the HOA Board of Directors. Application for such a temporary exemption should be made in writing through the HOA Management Company. For owners of RVs, trailers and other such equipment, the special exemption may be granted for periodic use (such as loading and unloading an RV), with each such parking event not to exceed 36 hours.
PESTS - The house is regularly treated with non-toxic pest repellent. Still, bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. Please be aware of this and make sure you're ok with the possibility before booking.
City trash collection: Guest may be asked to help take city trash/recycling to street and back.
Starter Supplies: We provide starter supply of guest consumables only, anything additional will need to be purchased.
Recording Devices: there is a doorbell camera & there is a camera INSIDE the garage. We use cameras for security purposes and to monitor guest count.
