The property borders Lincoln National Forest, offering quick access to hiking and mountain biking.

You’ll likely see our friendly ranch dogs making their rounds and chickens wandering the pasture. Many guests enjoy relaxing on the deck, watching sunsets, and stargazing under some of the darkest skies in the Ruidoso Valley.

The Residence

The upstairs unit includes a private bedroom with a comfortable king bed.

Property Notes

The property is fully fenced with 7-foot elk fencing and gated with controlled entrances. Exterior security cameras monitor gates, roads, parking areas, and common outdoor spaces. There are no cameras inside any rental.

The host lives on the property and actively maintains the ranch.

This rental is intended for guests seeking a peaceful rural getaway rather than a nightlife destination. A 10pm quiet curfew is observed to maintain the relaxing environment for all guests.

Parking accommodates two vehicles at the rental, with additional space available for trailers.

Alcohol is permitted. Outdoor 420 use is permitted in accordance with New Mexico law.

This is not a typical VRBO. Guests book here for quiet, nature, and outdoor activities—not for partying.

**Damage Policy**
Guest and any non-booking (unregistered) occupants are responsible for all damage, theft, missing items, and excessive cleaning. Guest agrees to pay all verified costs submitted through VRBO, including repair, replacement, or lost revenue.



1. Booking Eligibility & Age Requirements

No third-party bookings. The booking account holder must be present for the entire stay.

Guests with negative reviews will be declined.

This property may not be used for workforce housing, crew lodging, contractor overflow, or any business-related group accommodation.

The booking guest must be 28 years of age or older.

No guests under 13 years old are not permitted. Limited exceptions may be considered after answering questions from the host.

2. Party & Behavior Policy

This is a strictly non-party property.

Returning late from town in a disruptive condition


Guests found violating this policy may be removed without refund.

10:00 PM is the final come-and-go time, except for emergencies, to avoid disturbing other guests and the host.

4. Pet & Animal Policy

This property is not pet-friendly.

No animals of any kind are permitted on the property or inside the rentals.

Any type of animal must be disclosed to the host before booking.
Undisclosed animals will result in denied entry and cancellation without refund. Service pets must be disclosed before booking.

Guests who attempt to misrepresent a pet as a service animal may be reported to VRBO and local law enforcement in accordance with platform policy and applicable New Mexico law.

Trained pasture dogs are present on the property for predator control and could take other pets as intruders and harm could happen. The dogs are very friendly with guests

Outdoor 420 use is permitted in compliance with New Mexico law.

6. Location & Noise Awareness

Located approximately 9 miles east of Ruidoso Downs, off US-70.

Approximately 700 feet from the highway; some traffic noise may be heard outdoors.

This is a rural property, not a silent retreat.


7. Property Description & Shared Areas

Private, gated 38-acre rural property with 7 rentals and the host’s residence.

Shared amenities include cabana, gazebos, outdoor restroom, laundry, golf areas, ponds, and walking trails.

Access to Lincoln National Forest wilderness is for foot traffic only.

No vehicles are allowed in the forest from this property.

8. Surveillance Disclosure

There are no cameras or noise monitors inside any rental.

Cameras do not record inside rentals or private living spaces.

9. Vehicles & Recreation

No ATVs, dirt bikes, or recreational vehicles.

Bicycles and e-bikes are permitted.

Entrance gates must remain closed and latched at all times.

10. Wildlife & Safety

This property adjoins Lincoln National Forest.

Wildlife such as rattlesnakes, raccoons, skunks, insects, and other native species may be present.

A deep ravine runs through the property. Guests are not permitted in or within 20 feet of the ravine.

Children under 18 must be supervised at all times while outdoors. Unsupervised children are not permitted anywhere on the property.

Guests may not wander the property after dark except within the immediate rental area. If outdoors after dark, a flashlight or headlamp must be used.

The immediate rental area is defined as approximately 30 feet from the lodging structure. Areas beyond this boundary are not part of the rental premises and are entered at the guest’s own risk.

Ponds, ravines, bridges, and restricted areas are not designated for swimming, climbing, or recreational use unless specifically stated.

The ravine bridge is not for play or lingering.

Do not move landscaping rocks, throw rocks into ponds or fountains, or wade in fountains or waterfall pools.

Wading is permitted only in the large pond near the cabana.

Wildlife & Predator Control

This is an active rural ranch property adjoining forest habitat. Predators such as foxes, coyotes, bobcats, and other wild animals may occasionally enter the property, most often at night.

The host maintains free-range chickens and a working dog pack. When a predator presents an immediate threat, lawful action may be taken to protect animals and safety.

Guests must not interfere with wildlife or predator activity.

By booking, guests acknowledge and accept the realities of staying on an active rural property.

Friendly pasture dogs patrol the property.

Do not feed the dogs.

Do not allow them inside rentals.

Base booking includes one guest.

Additional overnight guests: $35 per person.

Day visitors: $35 per person with prior approval.

All persons entering the property are considered guests.

No cooking fish indoors.

No cleaning fish anywhere on the property.

Always use the stove exhaust fan when cooking.

Dishes must be washed; host will put them away.

Failure to maintain dishes will result in a $50 cleaning fee.

The living room carpet is artificial putting green turf. Heels, luggage, furniture dragging, or sharp objects may cause damage.
