Located 1/2 block from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within easy reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:
LIVING/DINING AREA:
- Leather sofa and loveseat
- Streaming cable TV
- Sliding glass door to front patio
- Dining table with seating for 6-8
FRONT PATIO:
- Outdoor dining table w/ seating for 6-8
- Market umbrella
- Propane gas BBQ/grill
- Ocean view
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Primary Bedroom: King bed, streaming cable TV, en-suite bathroom
Bedroom #2: Queen bed
Bedroom #3: Queen bed
EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

Primary Bedroom's Bathroom: Step-in shower
Hallway Bathroom: Tub/shower combo; Exit/entry door to outside walkway
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- Ceiling fans in each room/area
- Tile flooring throughout w/ carpet in all bedrooms
- Hair dryer
- Iron/ironing board
- Central air & heating
- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83" H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).
LAUNDRY:
Shared coin-operated laundry facilities are located along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.
ALSO:
The upper 4 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
