Welcome to the newly renovated Pinecone Cottage! Home is located on a 1.45 acre parcel with one other home (that is also used as a vacation rental). Property will accommodate a maximum of 8 guests (max occupancy is strictly enforced), & has a shared pool. Perfect for couples or small families! Property is located just 6.2 miles from the Sequoia National Park entrance, & is a great place to recharge after exploring the park. Take a stroll over the nearby bridge to several shops & restaurants.

Property is equipped with a classic Nintendo Entertainment System gaming console which has been outfitted with every NES game produced. Have fun taking a stroll down memory lane!!!
WHAT'S PROVIDED: Dish soap, hand soap, dishwasher soap, paper towels, trash bags, cleaning supplies, basic cooking supplies, spices, shampoo, conditioner, body wash, and toilet paper are all provided for your convenience. You may need to purchase additional supplies for larger parties or extended stays.
Also, we provide all of the following freshly laundered linens for your stay: towels, sheets, pillowcases, pillows, quilts, and blankets.
Kitchen is fully equipped with everything needed to whip up a delicious meal. A Keirug duo is available for your caffeine needs (which can make single cups or full pots depending on your needs). If cooking isn’t your thing the local town is just around the corner, is a quick walk or drive and has several different dining options available.
Free Wifi is provided, and TVs are equipped with various different streaming services (Sling, Netflix, etc.) Property has both heating and air conditioning.
Please note that the property is located in the foothills, which is home to various species of snakes, scorpions, bears, and many other types of bugs and reptiles. Please be aware of your surroundings and do not leave children unattended.
Our pool is not heated, and is typically available May -September (or possibly longer subject to weather). The pool & pool deck are shared space with guests from the other neighboring units. No glass is allowed in the pool or on the pool deck, and children under age 14 are to be supervised by an adult at all times. NO DIVING IN POOL (the entire pool is only about 5 feet deep)
Public Kaweah River access is available a short drive away at Cobble Knoll and Slick Rock.
RULES: • Maximum occupancy of 8 is strictly enforced (Occupancy greater than 8 guests will result in immediate cancellation with no refund, and an additional $500 fee) • No smoking or vaping inside the home • No driving or parking in any unpaved areas • No parties/events (Unauthorized parties/events will result in immediate cancellation with no refund, and an additional $1,000 fee) • No pets allowed (Unauthorized Pet Fee $500) • No 3rd Party Bookings Allowed (Person making reservation must be staying at property) • Do not remove the pool sweep from the pool • Do not touch or adjust any of the pool equipment • Quiet Hours - 10pm-8am • No loud music or excessive noise inside or outside the unit at any time • Tampering with or disabling the Wifi, or camera will result in immediate cancellation with no refund • Please be mindful and respectful of our neighbors • No open fires or fireworks allowed • No feeding wildlife • No exception to Check-In and Check-Out times unless pre-approved by host in advance • We do not offer cancellations, refunds, reschedules, or credits of any kind for weather conditions, and/or park closures as these are beyond our control. We strongly suggest that guests purchase travel insurance if weather and/or park closures are a concern. • No flushing anything other than toilet paper in toilets (Flushing other items - even if labeled as flushable - could result in damage and additional fees for repairs) • Please help us keep white towels white - black makeup washcloths are provided for make-up removal, etc. so white towels are not stained.
IMPORTANT INFO: ***Property is located in the foothills which is considered a high risk wildfire area. There may be times when our electricity utility company temporarily shuts off electricity to the property due to increased wildfire risk caused by winds, etc. These temporary power outages are rare precautionary measures and are beyond our control.***
***Property is located on a lot with one additional home that is split into two separate guest suites which are also used as vacation rentals. Loud noise and loud music is not allowed at anytime.
***There is no landline telephone line at the property. Cell service for most carriers is available.
***High Speed Internet is provided and is the fastest WiFi available in the area. Service will occasionally be on and off due to mountain location, altitude, and weather.
***Property is located in the foothills, thus it is located in a wildlife area. Especially between March and November, there is a possibility of seeing Bears and other wildlife. It is extremely important to not leave any food or trash outside or in vehicles, that vehicles are locked at all times, and that windows lower than 10 feet from the ground are not left open at night or when leaving the property.

***Please be advised we do have two external cameras located on the front porch and on the side of the house facing the parking area. We do not reside in the property full time and use the camera to monitor for property security.

***Please be advised that there will be third parties periodically on site at the property to perform water filtration, pool, spa, landscaping, and pest spraying services.
***Due to our mountain location near the river our water contains minerals which can impact the taste and smell. The water is safe to drink and is professionally treated. If you are sensitive to taste we recommend that you bring bottled water for your stay.
***Our pool is not heated, and is typically available May -September (or possibly longer subject to weather). The pool & pool deck are shared space with guests from the other neighboring units. ***Our pool is serviced and cleaned twice a week. We do our best to keep debris and critters out of the pool but with trees and location it does occur from time to time. The pool floor does have some staining, however it is cleaned and serviced regularly. We will be resurfacing the pool at the end of the 2025 season.

Great remodeled house with lots of conveniences. House was very clean when we arrived, and very close to town. It had everything we needed to be comfortable; (remote control) ac/heater in every room, super comfy beds, smart TVs in every room, and plenty of clean towels. The extra touches for me were the complimentary cocoa, coffee, granola bars plus a game room with a Nintendo and real arcade video games (Ms PAC Man/Mortal Kombat). Michelle was very responsive whenever I had any questions and the entire process was well orgainized. It was a super great home base for Sequoia and I would definitely stay there again, as well as recommend this place to friends.

Pinecone Cottage, BEAUTIFUL!
We picked this location because of it's proximity to Sequoia and we were beyond impressed. It's quiet, and beautiful and clean. There are wild turkey's that roam the property behind the pinecone cottage and they are so cool to watch. Close enough to walk to the nearby restaurants/shops, short drive to Sequoia NP. I would definitely recommend!

Great Foothills Getaway
Great set up for me and my family for our visit to Sequoia and Kings Canyon National Parks. The house was clean and comfortable, with a well stocked kitchen as a big plus. Michelle was clear and prompt in communication throughout, especially being gracious in allowing us to park our second car at the property for a few extra hours after we checked out and went for a day trip to Sequoia.

Great place in Three Rivers
This home is even better in person. We had a great 3 night stay while we visited Sequoia NP. The home is well stocked with everything you could need. Nice extras like coffee and snacks as well. This would be a perfect place for a family as it essentially has a kids wing complete with a living space and fun video/arcade games. The house was spotless and the check in check out process was seamless. Grab this place if you can!

Very clean, modern and comfortable
We really enjoyed our stay here in January 2024! The home is very clean, modern and comfortable, and had all of the amenities and kitchen utensils we needed. The beds were all comfortable, and there were a good amount of towels. Communication with the property manager Michelle was great, and the location is very convenient and easy to find. We were a family of 4 and there was plenty of space for all of us.

Clean and well equipped
The apartment was impressively clean and well-equipped. The inclusion of essential amenities made the stay comfortable and convenient. A great choice for those who appreciate a tidy and functional living space, really nesr to the Sequoias National Park, we saw a fox and a lot of turkeys from the terrace.

Highly Recommend!
We were so happy with the location of the home. It was within a very short driving distance to Sequoia NP. You could walk or drive to restaurants and markets super close by. The house was very clean and spacious. With two family rooms it gave our teenagers a place to watch TV at night without disturbing my wife and I in the bedroom towards the front of the house. Well equipped with everything we needed including flashlights and mini cooler to make our long days in Sequoia NP easier. The pool was so nice and relaxing. It was a really great way to wind down at the end of the day. We greatly appreciated all of the extra touches that made us feel at home. Host is incredibly responsive. We are looking forward to staying again!

Lovely Cottage close to Sequoia National Park
The Pinecone Cottage was fantastic and we loved our stay here! Plenty of room to spread out and the floor plan is perfect for families or groups of all ages. There are two bedrooms, a bathroom, and game room in the back, plus another bedroom, bathroom and living room in the front, with the kitchen in between. A/C worked great, laundry and lots of amenities provided. The video game console was a hit! Beautiful mountain views from the deck and pool, and easy drive to Sequoia National Park entrance.

Spacious and Comfortable Home in Three Rivers
The home is clean and recently updated. There are three bedrooms and two separate living spaces, with the kitchen separating the two back bedrooms and living space from the front bedroom and living space. This was nice for having “kid space” ages 7-13 and “adult space”. We also visited during a heat wave, so kids really enjoyed the pool. Short of staying in the parks can’t get any closer to Sequoia and Kings Canyon.

Fantastic stay!
This place is amazing - just book it now, you will not regret it!
The house is renovated and modern, well decorated and very well appointed, and the air conditioning is super effective! The kitchen has everything you need, and the games console was a hit. The deck is amazing, we watched turkey and deer (and lizards) while sipping coffee. The location is fantastic - close enough to shops and restaurants and the National Park, but still away from traffic and people.
The pool was AMAZING! It was hot while we were there, and the pool was the high point of the visit.
Had NO ISSUES at all - highly recommend!

House is nice on the inside a littleMusty smelling when we arrived but once we got air conditioners and air circulating that dissipated. Didn't use the pool as it had a couple of dead lizards in it which in that area was understandable but the water was pretty stagnant looking. The pool furniture was dusty and cobwebs all around pool area. The vacuum in the pool didn't move the three days we were there the water was not circulating in the pool at all. We removed the skimmer lids and were met by a disgusting surprise. We let property owner know but nothing done about it except an apology. Disappointed because a big reason we chose this property was the pool for family to use after long days in the parks. Location was good, outside could use some maintenance. Inside clean and spacious.

To clarify, the pool sweep and filtration system are both fully operational and run on a scheduled timer, to ensure proper function while being energy efficient. After your departure, our pool service technician found the pool sweep cord out of the water and tangled on a deck chair, which may have affected its performance during your visit.
Our pool is professionally cleaned and maintained twice a week. As stated in the listing, our property is located in the foothills, so it's not uncommon to occasionally see small critters in the pool, especially during warmer months, despite regular upkeep. We truly appreciate your input and will continue doing our best to maintain a comfortable and enjoyable environment for all guests.
