2 Star - The Garden House

The accommodations were adequate for our needs in having a place to stay during our conference. The layout was cute however placement of the beds blocked air flow and it got very warm sleeping. The fitted sheet pockets were too shallow and came off as soon as I got into bed so after 2 nights of sleeping on the plastic mattress protector and an unanswered request for a different sheet, I bought a fitted sheet. The cleanliness of the bathroom next to the sink was filthy and we saw roaches in the kitchen. The ceiling fan in the bedroom rattled and I woke up one morning with a lightbulb in my bed that had vibrated loose from the fan. The exterior of the property is not well kept. The weeds are overgrown around the house , the lighting at night was poor making it a concern navigating the steps and uneven gravel walkways and parking lot. The railing down to the fire pit is badly rusted and broken. My biggest concern was the condition of the parking area entrance. It is badly eroded creating a big dip as you enter. As a result, the paint on the bottom edge of my new motorcycle was chipped off and the bottom of my exhaust pipes were scraped. I spoke to several people staying in the other properties, both motorcyclists and those driving cars, and everyone of them expressed concerns about the treacherous condition of the parking lot entrance. This property could be very inviting if the owners would put some effort into maintaining the exterior. There are so many rules associated with this property telling occupants all the things one may not do which I found somewhat negative in presentation. Interaction via text with the management company was good and I appreciated the prompt communication. One should know that there is no laundry facility and no courtesy hair dryer as you would find in a hotel. Also, you cannot access main TV channels unless you have a Direct TV account. Be sure to have your user name and password for any premium channels if you want to be able to watch TV and be sure to sign out before you leave. If desired, I can provide pictures of the issues I mentioned in my review.

Private Peace

The property is in a very quite and peaceful area with lots of trees around. I went walking in the mornings and everyone was friendly. There were a few cleanliness issues but I do not really complain about much so I worked around them. I enjoyed my stay there. I found some really great places to eat that are very close to this property. If you like peace, privacy, and nature, then this is a spot for you.

Don’t Be Deceived

Let me start by saying our property manager was responsive and did the best she could considering what we had to work with. It was difficult to determine which building was ours as the property map was obscure and there are several buildings on the property with no signage. Once we found it, the code to get in did not work. Once we got in we were disappointed that this unit is very damp and musty. The carpet on the stairs was filthy. The bathroom floor was also very dirty. One AC unit was completely frozen and the second unit was not blowing cold air. The bathroom sink was clogged and would not drain at all and the shower drain was extremely slow which explained why the floor was so dirty. We stayed a since this was UGA graduation weekend we knew we had no other options but to stay since there were no refunds. I did reach out to the manager about issues and she handled them. The truth is that the pictures and description of this property are not a clear representation of what you get. This is a very old, dank, and musty cinder block structure with zero ventilation. The surfaces are nice for the most part, and having a full kitchen is convenient. Those are really the only two good things I can say. The sofa is awkwardly uncomfortable. There is an ice maker in the freezer, but no ice. The covers on the beds are clean but a twin size sheet on a full size bed is just wrong. The other bed had a blanket on it with no coverlet. The windows all have blinds on them that are clean and nice looking, but do not plan on sleeping late as they do not keep the sunlight out at all. The plumber was called to fix the drains. They were supposed to be there the next morning. Not sure what time they showed but they were still there when we came back that afternoon. We needed to use the bathroom and freshen up, but were not able to use the place at all bc they were still working. Overhearing their conversation I learned that the sink drain has never drained well. The AC repair man had come and gone. He supposedly fixed the problem, but the unit in the main room did not blow cold air the entire time which made sleeping uncomfortable. I did ask the manager what the owner could do to help us feel better about our stay and she assured me that she was going to have a meeting with them, but nothing ever came of it. Also, did I mention there was a lot of junk along the pathway? Broken bricks, concrete and cinder blocks. Not good.
