We love hosting families and small groups, and we want every stay to go smoothly. These guidelines protect you, our neighbors and the home. Please read them before booking. Booking confirms you agree to them.

BE UPFRONT WITH US
- Tell us who's coming and why. List every overnight guest, including children, when you book.
- The person booking must be staying at the home. Booking for another group needs our approval first.
- We prioritize guests with positive prior reviews. If you're new to Airbnb, please message us before booking. We're happy to chat!
- Primary guest must be 26 or older.
- Please share the purpose of your stay. Undisclosed events or parties aren't permitted.

GATHERINGS & VISITORS
- Small, respectful gatherings are welcome when discussed and approved before booking.
- Day visitors (not staying overnight) need approval in advance. Please, no surprise or unannounced guests.
- Total people at the home may not exceed the approved guest count.
- No parties or loud events. This is a quiet residential community.

RESPECTING THE HOME & NEIGHBORS
- Quiet hours are 10:00 pm–7:00 am.
- No smoking or vaping indoors.
- No outdoor shoes upstairs or on carpets.
- Oversized vehicles or campers must be approved before arrival.
- This home is in a private community. Please be kind to neighbors and follow community rules.

LAKE & OUTDOORS
- Please use our private pier and beach only. Our guests don't have access to the community or association beaches.
- Launch all kayaks and water activities from our pier.
- Life jackets are recommended for kayaking and fishing.

SAFETY & ASSUMPTION OF RISK
- The home sits near a busy intersection. Please take extra care entering and leaving the driveway.
- The yard is fenced and leads to the water. Please supervise children at all times.
- All activities and use of the property and its equipment are at your own risk. This includes swimming, kayaking, fishing, the pier and beach, the fire pit, the grill, and the EV charger.
- There is no lifeguard. Swimming and water activities are unsupervised. Please swim with a buddy, avoid alcohol around the water, and never let children near the water without an adult.
- Life jackets are provided and strongly recommended for anyone on a kayak or the pier, and required for children.
- Please check kayaks, life jackets and other equipment before use and let us know right away if anything seems damaged. Do not use damaged equipment.
- Use the fire pit and grill only in their set locations, keep them attended, and fully put out fires before leaving them.
- Outdoor areas can be uneven, wet or icy depending on the season. Please watch your step.
- By booking, you and everyone in your group accept these risks and agree to supervise minors and guests in your party.

PETS & SERVICE ANIMALS
- Pets must be approved before booking.
- Service animals are welcome. Please let us know before your stay so we can prepare.
- All animals must be supervised at all times and follow house rules.
- Pets: an additional cleaning fee may apply at our cleaners' discretion (e.g. excess shedding, droppings, stains, or odors).
- All animals, including service animals: guests are responsible for any damage, such as stained or torn furniture, carpets or bedding. Damage beyond normal use will be charged through Airbnb's resolution process.

CLEANING & CHECKOUT
- Our standard cleaning fee covers normal use. We just ask that you leave the home in reasonable condition.
- Before you leave, please load the dishwasher, bag all trash and put it in the outdoor bins. Separate Trash and Recyclables per instruction.
- Additional cleaning fees may apply for excess mess beyond normal use, such as heavy trash left behind, stains on linens, carpets or furniture, spills, food left out, smoke odors, animal stains and droppings.
- Any extra cleaning or damage charges will be requested through Airbnb's resolution process, with photos.

GOOD TO KNOW
- Our landscapers visit about every two weeks on a varying schedule. If you see them on the property, they're authorized to be there. If you suspect odd activities, please report to us.

IF RULES AREN'T FOLLOWED
Breaking these guidelines may result in extra fees and removal from the property without a refund.
