PLEASE NOTE: The stairway leading from the Bay Villas (Building 21) down to Oneloa Beach will be closed from November 17, 2025, through December 19, 2025, due to safety concerns.
The closure is necessary because of the degraded condition of the stair handrails, which pose a safety risk. The existing rail system will be demolished and replaced, and the work will involve jackhammering of concrete and metal cutting, resulting in elevated noise levels in the area. The buildings most affected by this work will be buildings 20 and 21.

During this time, guests and owners can access the beach via the beach trail, which starts on the ocean side of Building 36. We apologize for any inconvenience this may cause and appreciate your patience and understanding during this time.

Great location. Walk out access to the lawn was perfect for sunbathing and evening cocktails. Kitchen was well supplied to cook fish we caught.

All about the location and view

The location in Kapalua Ocean front is stunningly beautiful. Being adjacent to the Montage provides a sense of being at a resort. Nearby Napili market is great. You have a lawn that is manicured and perfect for yoga and workout and are right on the coastal trail to the beach. Fabulous placement. The unit itself is nice, a bit dated and the furnishings are just ok. Beds are comfortable. Kitchen is fine. The bathrooms especially the showers are odd, massive waste of space, and there’s no bathtubs. The only way in is down a significant flight of stairs which is challenging for luggage. Communication with the host via email dropped off once we arrived which was odd. Overall it’s a great option for Kapalua with some compromises.

Perfect Bay Villa Unit

Great unit location - easy check in process. Loved the included beach towels, chairs, and boogie boards in the unit. Great proximity to beach, and loved the ground floor unit with lawn access for kids. We've stayed at various Bay Villa units over the years, and this one may be our favorite yet.

Maui

One could never beat the location of this unit, right on the coastal Trail with nothing in front of you except the gorgeous blue ocean. We had a ball from both inside and outside the unit as the whales feasted in the cove. Felt like we could jump in and swim with them, we were that close. The unit is gorgeous and comfortable. Highly recommend this spot and we will return.

Gorgeous View and Condo

The description of this property is accurate and the seven of us were very comfortable and pleased. The beds were comfortable and the linens and towels were good quality. This view cannot be beat. Two pools in easy walking distance. We also enjoyed hiking the coastal trail and checking out the nearby tide pools. The property manager was reachable even after hours and professional and courteous.
