Introduction:
Beautiful 1-story single-family home featuring a fenced-in backyard. This recently remodeled house is located in a Historic District 5min drive from downtown Durham. Duke/RTP are a short 10min drive and the NCCU campus is a 5 min walk. You and your family will enjoy a comfy space in an impeccably decorated house! It has 3 bedrooms and 2 full bathrooms, and a fully stocked kitchen. The neighborhood is quiet and the house is located on a cul-de-sac. Welcome to The Fitz, we are excited to host you!

Sleeping space:
- Master bedroom: a king-size bed, a full bath, and 43-in smart TV (Roku).
- 1st guest room: a queen-size bed
- 2nd guest room & office: 2 twin beds, home office workspace with a desk, comfortable chair, and 24-inch monitor with an HDMI cable (for PC) and USB-C (for Mac)
Please note: All our mattresses are high-quality memory foam and brand new!

Living room:
- Bright with an open floor plan
- Open to the kitchen and to the dining room
- Comfortable couch sitting up to 3 people, 2 comfy chairs, and a 55-inch ultra 4-k Roku smart TV. Plenty of space for everyone to hang out and enjoy!

Kitchen:
- Fully stocked kitchen with new stainless steel appliances
- The kitchen is open to a comfortable dining table setting with 4 chairs
- You will find everything you need to cook a nice meal: dishwasher, microwave, range & stove, utensils & plates, cups & glasses, cutting boards, fridge & freezer, coffee, 2 coffee machines (Keurig and ground coffee), spices & seasonings, etc.
- A first aid kit and a fire extinguisher are available under the kitchen sink
- You can access the outdoor patio/backyard through the kitchen door to enjoy a morning coffee or an evening drink!

Laundry room:
Washer and dryer units, Detergent for your use.

Business-friendly:
- This place is perfect for business and executive stays! If you need to get business done or jump on a zoom call, we have reserved a quiet working space with a comfortable chair, a dedicated desk, and a 24-inch HD monitor to plug your laptop in.
- The Internet connection is fast with good coverage.
- We got you an iron and ironing board if you ever need to iron a shirt before a business meeting!

Guest access:
- 100% quick and easy keyless self-check-in via keypad code. The code will be communicated to you prior to check-in.
- Self-check-in via the electronic keypad: to unlock the door, type the code then press the "TEEHO" button. To lock the door from the exterior, please pull the door toward you and press any number for 2 seconds until you hear the door locking. If you have any issues, please call me.
- You could park freely on the concrete driveway (up to 3 cars) or on the street.

The Fitz is located 2 miles south of downtown or 5 min drive in a quiet family neighborhood. You will be close to everything Durham has to offer:
- Central University (5 min walk)
- Downtown (5 min drive)
- Southpoint Mall (15 min drive)
- Duke university campus (10 min drive)
- Research Triangle (RTP - 10min drive)
- RDU airport (18min drive)
- The University of North Carolina at Chapel Hill (UNC - 20 min drive)
- Durham Bulls Athletic Park (7 min drive)
- Durham Performing Arts Center (7 min drive)
The neighborhood is family-oriented and incredibly calm and safe.

Getting Around:
- Parking: you can park freely on the concrete driveway (up to 3 cars) or in the street (2-3 cars)
- The closest grocery store is Food Lion (4mn drive): 3022 Fayetteville St, Durham, NC 27707
- The closest pharmacy is Walgreens (5mn drive): 710 Fayetteville St, Durham, NC 27701

Major house rule (this is not a full list, you can find the full list under the house rules section in our Guest Book which will be accessible upon check-in):
- Locals must communicate with us before booking
- Do not have more guests than what you quoted in your reservation
- Do not exceed the maximum occupancy of 6 guests in or on the property at any time, without prior consent from your host
- Observe quiet hours between 10 PM and 7 AM, this is a quiet family neighborhood
- No parties, events, birthdays, bachelor parties, etc. Any type of celebration is not allowed in or on the property. We have external cameras and noise detection systems that would alert us immediately
- Smoking of any type is not allowed inside the property at any time. Smoke detectors will be triggered
- Fees summary: there is a smoking fee of $200 per incident. Any additional guests beyond the number quoted in your reservation will be charged a penalty of $100 per guest per night. There is a $50 late check-out fee if no prior consent was obtained
- No third-party bookings allowed - anyone booking the property must be staying there as well
