Be our guest in this completely remodeled home, centrally located in Phoenix, near the Biltmore (5 min),old-town Scottsdale (15 min) away, and Downtown Phoenix. Whole Foods, Trader Joe's, Fry’s, Shopping, and multiple Restaurants are within walking distance. This spacious 3-bedroom, 2-bathroom house features open-concept living with a large kitchen. The backyard offers a pool/spa combo (heated at additional cost) and a patio with electric outdoor heat to take the chill off while enjoying the Arizona nights.

1. Check-in is at 4 pm. Check-out time is any time before 11 am. You're welcome to request an early check-in or late check-out, subject to availability. We are unable to confirm availability until 24 hours before arrival or departure.
2. Occupancy is limited to the number of guests you indicate on your reservation. Your host must approve any additional overnight guests.
3. Heating the pool and spa has an additional charge of $200.00 for the first night and $85.00 per night thereafter. The pool could take up to 2 days to heat to 85. Please inquire about heating the pool. Any unauthorized use will result in a fine of $300.00 per night of your visit and the potential of being asked to leave the property. Thank you
4. Parties, events, or excessive noise are not allowed. Please be respectful of our neighbors and observe quiet hours from 9 PM-8 AM. Violations after our initial warning may result in your removal from the property. We are in a residential community and, although this is a vacation destination, it's home to many people. As such we ask that you respect their privacy and peaceful environment. Local fines of up to $10,000 may be assessed if breaking this policy.
5. We do not allow smoking of any kind anywhere on the premises; including the use of e-cigarettes and marijuana. Breaking this rule will incur a $500.00 fee and removal from the property without a refund.
6. Pets are not permitted. Any Violation of this will result in the immediate removal of the guest and a $500.00 fine will be assessed.
7. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
8. We understand accidents happen, so if there is any damage caused to the home, please let us know before your departure.
9. This property has video surveillance in outdoor public spaces to ensure the safety and security of all guests. There are no cameras inside the home. Noise meters may also be present in and around the property to ensure quiet hours are followed. Please try to keep the fun at a respectful decibel level during the day, but at night we ask for no loud noises after 9 pm — if this sounds like something that will not work for your group, our property might not be the right one for you.
10. Guests are prohibited from carrying or otherwise possessing a firearm at any time on property grounds, including carrying firearms in an open or concealed manner. This policy applies to all types of firearms.
11. Any items left behind can be sent back for a handling fee of $25 plus the shipping cost and must be paid before the item is sent.
