We are available for guest needs. For urgent maintenance, we will have someone come and take care of it as soon as possible. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

Rental agreement, hold harmless, & liability waiver are signed at the time of booking & are considered agreed upon by all parties.

Guests can access the entire home except for locked owner's closets.

We are available to message/call during guest stays; however, we are not available in person. In the event of an emergency, we will arrange for a qualified professional to assist.

Neighborhood is quiet & residential, tucked into the mountains above Gatlinburg. Guests will enjoy plenty of privacy.

Guests are reminded that the home is in the Smoky Mountains and bears, turkeys, and other wildlife actively roam the area. Please be aware of your surroundings at all times & use caution with pets & children.

Parking accommodation: 3 under the carport, 4 in the driveway (7 total).

Guests can drive through the neighborhood. Please use caution with winding roads.

No smoking allowed.
All adults must be at least 21 years old. Primary guest must upload ID, selfie and credit card to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If remaining guests are 21, host requires all guests send ID’s through reservation after booking. After guest portal is completed, door code and check in instructions are issued. **Families exempt**
Guest agrees to no outside guests on property at any time & absolutely no parties.
ALL rules must be observed.

**HOT TUB:
Hot tub is available year-round.
Guests found tampering with the hot tub equipment or destruction in any way are subject to immediate termination of their stay AND/OR a hot tub drain and full service fee.

Please note: while it is highly unlikely that there are issues with the hot tub, it is a possibility and there is no guarantee. Additionally, excessive rain/exposure to outside elements causes chemicals to be knocked off balance. Hot tubs MUST be serviced 2x per week. Please do not be alarmed if hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

**POOL:
Pool is heated April 1st to Aug 30th for an additional $125 per day, 3 day min. Guest must request to book 3 days before check in.

Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.

Please note: while it is highly unlikely that there are issues with the pool heater, it is a possibility and there is no guarantee. Additionally, excessive rain causes pool chemicals to be knocked off balance. Pool & hot tubs MUST be serviced 2x per week. Please do not be alarmed if pool & hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

No events/parties allowed.
No outside guests allowed at any time.
Children must never be left unattended.
Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.
