Nestled in the very popular Carson Forest with lofty Pines and Aspens on the banks of the Red River, "Red River Aspen Retreat" is the perfect peaceful spot for family and friends to kick back, relax, and connect - all while enjoying the sounds and views the Upper Red River Valley has to offer.

OUTDOOR LIVING:
The .5 acre property features an expansive wrap around deck with Adirondack chairs. Enjoy wildlife watching as you sip your morning coffee. The morning sunrises are spectacular! It is located minutes from trails through the Carson National Forest and the town center. The cabin has river access so bring your fishing gear.

INDOOR LIVING:
- 1,454 Sq Ft - Our cozy and renovated cabin is fully furnished and designed perfectly for all your needs. The cabin has smart flat-screen TVs, Blu-ray player (bring your favorite movies), and a wood burning fireplace. The downstairs includes a living room, dining room, kitchen, 2 bedrooms and 2 bathrooms. Queen memory foam bed in main bedroom. The upstairs loft has a living area and separate area with a memory foam full size bed. Features of include a washer/dryer, laundry detergent, trash bags, luxury linens, and toiletries. Keep in mind that the water is produced from a well. Please be mindful of consumption, as it can runout from overuse.

The kitchen is fully equipped with brand new full size stainless steel appliances, microwave, coffee maker, and granite countertops. The dining area seats 6.

PARKING: (1 - 2 vehicles)
During the summer, there is one parking spot in the driveway and another at the street level. Only 4WD or AWD may park in the driveway during the summer due to its steep decline. Our kids love sledding down the driveway when it snows. During the winter, parking is reduced to the single spot at street level or above the driveway. We do provide snow removal in the winter months and do our very best to maintain it, but with unpredictable high winds throughout the year, snow drifts are common. We cannot guarantee the parking area will be completely cleared prior to your arrival. Please come prepared. This means hiking shoes or snow boots with good footing. We do provide snow shovels and salt for guests to use for light snow or in-between snow plows. Many guests love and enjoy this experience, but if you are not the adventurous type or do not have experience in these elements this might not be the rental for you.

House Rules:
- Firewood is only to be used for the fireplace. No more than 2-3 logs can be used in the fireplace at one time to avoid overheating the unit. No fire pits of any kind. Firewood is not provided, but can be purchased in town.
- Smoking of any kind is not permitted on the premises. Guests who violate our "no smoking" policy will be charged an additional $250.
- Maximum of 6 registered guests. Guests who violate this policy will be charged an additional $250.
- No Fire pits
- No Pets allowed. Guests who violate this policy will be charged an additional $250.
- No parties or events
- We have a holding tank, therefore you cannot flush non-permissible items.
- Please enjoy your meals in the dining room or kitchen area.
- Leave shoes in the shoe racks in the loft. We take great pride in making sure the floors are clean and appreciate your help with this.
- Report any damages and/or breakages in a timely manner. Damages exceeding the security deposit amount must be paid by guests or will be reported to Vrbo.
- We have security cameras recording each entry door for the safety of our family and guests.
* The Terms and Conditions are strictly enforced for the safety and experience of everyone. Breaking any of the above rules will result in the loss of the security deposit and potentially additional financial penalties.

Guest Responsibility:
- Monitor children at all times for safety and security.
- Take care in walking down the steps to the entrance of the property and down to the river f you chose to go.
- Quiet time at 10pm out of respect for the neighbors.
- Obey all local city and fire restrictions.
- Wash dirty dishes and dispose of trash a mile from the property before checkout.
- Make sure to turn off the lights, heating, and any electronics when you leave the house. Don’t forget to lock all windows and doors.

Check-in Arrangements:
1. A code for the door lock will be sent 48 hours prior to arrival.
2. Keypad to first enter the property is located on the door facing the road.
3. Please reach out if you have any trouble.

Check-out Arrangements:
1. Guests are required to take their trash to the city brown dumpsters.
2. Please ensure that all lights and heaters are turned off.
3. Please ensure that all windows and doors are locked.
