Why "Magnolia Manor?"
The Magnolia is the state flower of Mississippi and is seen as a symbol of everlasting connections. We hope you are able to make lasting connections and memories during your stay here.

The Space
As our mural indicates, magnolias are a symbol of “Everlasting Connections.” We aim to make this space a place where you can make positive lasting memories and connections.

Each of the four bedrooms is carefully designed with its own theme to ensure maximum coziness. Includes foam mattresses so you'll feel you're sleeping in the clouds. Towels, linens, and washcloths are provided. The master bedroom includes a full-body mirror and a king-size bed.

In addition, the kitchen is fully stocked with cooking and eating utensils. A drip coffee maker, a French Press coffee maker, wine glasses, and a cocktail mixing kit are all provided as well!

We love family game nights, so we've provided some of our favorite games along with a deck of cards for you to enjoy as well!

You are also welcome to use the propane grill in the backyard, we’ve provided grilling utensils for you.

If you're traveling with little ones, a high chair, and a pack 'n-play can be found in the fourth bedroom closet with the twin beds.

Checkout: Unlike other hosts, our checkout instructions are minimal so you can enjoy your time away. All we ask is that you put used towels in the tubs and sink and generally tidy up. That's it!

Security: A security camera/motion sensor light is outside above the garage door which records audio and video. A noise meter is located in the dining room, it does NOT record audio but only records noise levels. There are NO cameras or audio devices inside the property which record audio or video.

Guest access
You will be provided a temporary code to access the front door for the duration of your stay. The beautiful backyard and patio are accessible through the side wooden fence next to the garage door. Please do not attempt to enter either the attic or the cleaner's closet in the hallway which also has a digital keypad lock.

Other Items to Note
The garage has been converted into the fourth bedroom with the laundry room, so there is no garage parking. However, there is storage space available in the remaining section of the garage, perfect for luggage and other large items you might be traveling with.


**Important** Please make sure you read and comply with these rules:


- NO PARTIES OR EVENTS WHATSOEVER. We have a Ring security camera on-site and are able to see if people outside your group come to the house. This will result in an IMMEDIATE cancellation of your reservation with NO refund.
- Noise level MUST BE MINIMAL after 10PM! There is a noise level city ordinance we do not want complaints. A noise meter is installed on the property. It does NOT record audio, but it does measure sound volume. Violation of the noise/party rules will result in the police being called, termination of your reservation, and the security deposit being retained. We must respect the peace of the community! Thank you.
- Please only flush toilet paper and NOTHING else. If the septic clogs during your stay, a fee will be assessed to have a plumber come and make repairs.
- Smoking (tobacco, weed, etc.), vaping, or e-cigarettes are not allowed.
- No pets or live animals of any kind are allowed. No exceptions.
- Suitable for toddlers and children under 12. A pack-n-play and a high chair are available for babies and toddlers.
- This is a NO shoes house. All shoes must be taken off at entry. A shoe rack is available for your convenience. There is a $10 fee per carpet/rug stain left in the home. Please understand this takes A LOT of extra time to clean.
- Please respect check-in and check-out times.
- Please don’t rearrange the furniture.
- No illegal substances are allowed on the premises.

NO PACKAGE OR MAIL DELIVERIES to the property. You are welcome to set up a PO Box with the local post office if you need mail and package deliveries. Food deliveries - Doordash, GrubHub, Instacart - are permitted.

If you wish to extend your stay, please request at least two days' notice before the original checkout date so I can inform the cleaning team.

PENALTIES FOR THE FOLLOWING. Held against the security deposit and a claim will be filed with VRBO.

**Stolen towels: $10 per towel, no matter the size.

** Smoking of any substance in the home: $150

**Broken Keypad: $400 to replace

**Broken doors or doorknobs: $75

**Late Checkout Past 11 am without our consent: $75

**Excessive Guests than on the reservation: $50 per guest.

**Excessive Cleaning if the place is left filthy with trash everywhere. $150

**Mail or package deliveries result in an immediate cancellation of your stay with no refunds.

*Photographers: we require a certificate of insurance (COI) before renting.
